Cash Offer or EZ Sale: compare the written numbers

A Cash Offer is direct; EZ Sale goes through one of our partners. Compare each written number and its terms against the costs and work you would take on with another sale path.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Clarksville seller questions, answered

How much will I keep from a cash sale in Clarksville?

There is no single percentage that applies to every house. What you keep depends on the written price and the costs tied to the property, including repairs, listing costs, loan payoff, liens, taxes, and the time you carry the house. Compare possible net proceeds, not just the headline price, using the calculator’s editable assumptions.

Can I sell my Clarksville house as-is?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what you know about the condition, access, occupancy, and timing so we can review the house as it stands.

What is the difference between a Cash Offer and EZ Sale?

With a Cash Offer, USA Home Buyers buys directly: 30 days or less and a lower price. EZ Sale goes to one of our partners: 60 days or less and a higher price than the Cash Offer. Both have no repairs, no commissions, and no closing costs. Compare the written numbers and choose what works best for you.

When will I get a written cash offer?

We give written cash offers in 24 hours. Written offer and written terms come before you commit, and closing is through a title company.

Who pays Tennessee’s realty transfer tax and other closing costs?

Tennessee charges a realty transfer tax when the deed is recorded. The rate is 37 cents for each $100 of the sale price or the property’s value, whichever is greater; state law makes the buyer responsible for it. When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Can I sell if a Tennessee foreclosure sale is scheduled?

Often, yes, if the sale can close before the foreclosure sale. Many Tennessee home loans use a deed of trust; when the loan papers give the trustee a power of sale, the trustee can auction the house without a court case. Since July 1, 2025, the usual notice rules require at least two notices in a newspaper published in the county, with the first at least 20 days before the sale, plus an online posting for at least 20 consecutive days. The trustee must mail you notice by registered or certified mail by the date of the first newspaper notice. If the loan papers do not forbid it, the sale may be postponed without another newspaper notice, but it must take place within one year of the original date. Each new date must be announced at the scheduled sale and posted online unless the delay is less than five days; if it is pushed back more than 30 days, the new date, time, and place must be mailed to you at least 10 days beforehand. After a deed-of-trust or mortgage sale without a court judgment, Tennessee law gives you two years to seek redemption, or reclaim the property, unless the loan document expressly waives that right. Court-ordered sales follow different rules. If a trustee’s sale is scheduled, tell us the date right away so we can try to close before it.

What should I do about a Clarksville code notice or permit question?

We buy houses as-is, so you can ask about the property before making repairs. Clarksville Codes Enforcement handles property-maintenance and environmental-regulation questions and publishes code-complaint and housing-inspection request routes. The City’s construction-permitting page explains permit and inspection requests for construction work; it does not establish a general inspection requirement for every sale. Ask the City about the notice or work at your address.

Can I sell with back taxes or a recorded lien?

First identify which account or document is involved. The Montgomery County Trustee handles property-tax accounts, delinquent-tax information, and tax-sale information; the Register of Deeds publishes recorded-document and filing information. When you sell to us, we pay the closing costs, including Tennessee’s realty transfer tax, but your mortgage, liens, back taxes, and share of current property taxes are separate. The title company confirms the property-specific closing figures.

Can I call before I have every estate or sale document?

Yes. You can call with the property address, what you know about its condition and occupancy, your timing, and the question you are trying to answer. You do not need every paper gathered before asking a question. For a local estate or court-routing question, Montgomery County’s Chancery Court page lists the Clerk and Master contact; ask the office which route applies, because the contact page does not decide the venue for a specific estate.
