Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Who pays closing costs on an Idaho sale?
Kootenai County charges a $15 recording fee for a deed up to 30 pages. Idaho has no state real estate transfer tax. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes, and share of current property taxes are separate.

When are Idaho property taxes due?
County property-tax bills are mailed in November. You can pay the full amount by December 20, or pay half by December 20 and the rest by June 20 of the following year. Your share of current property taxes remains separate from our closing-cost promise.
Can I sell an Idaho house while a trustee’s sale is pending?
Often, yes, if the sale can close before the trustee’s sale. A lender may foreclose on a deed of trust without going to court. A trustee’s sale cannot happen until at least 120 days after the notice of sale is mailed. Separately, you can usually reinstate the loan within 115 days after the notice of default is recorded by paying the overdue amount and allowed costs and fees. Idaho law also requires a notice in a contract to sell during a trustee’s-sale foreclosure and gives you five business days to cancel; no money or interest in the house can change hands during that period. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
Can you review a tenant-occupied Coeur d’Alene house?
Yes. We can review tenant-occupied properties. Tell us the lease status, access limits, rent situation, and any notices already involved. Lease terms, tenant access, and any court process that applies remain part of the property-specific discussion.
Can I ask about an inherited house before all the estate papers are ready?
Yes. You can call before every estate paper is gathered. Before closing, the person signing and that person’s authority must be clear. A deed, estate appointment, will, or court order can help identify what needs review.
What if the house has a code notice or needs major repairs?
You can start with the notice and the condition of the house. We buy houses as-is, so you do not need to complete repairs, cleaning, or a cleanout to sell to us. Share any notice and deadline so they are part of the conversation.
What should I have ready before I call?
You do not need every detail or document in hand. Start with the property address, what you know about its condition, who lives there, and your timing. You can call before you have everything figured out.
