Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Decatur seller questions, answered

How do I compare what I might keep from a sale?

Compare net proceeds, not only the sale price. Repairs, commissions, cleanout, carrying costs, taxes, mortgage payoff, and liens can change what remains. Use the costs and written terms that apply to your property instead of relying on a headline number.

Can I sell my Decatur house as-is if it needs work?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Start with the house as it sits and the facts you know about its condition.

What is the difference between a Cash Offer and EZ Sale?

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

How soon can I get a written cash offer?

We give written cash offers in 24 hours. You can read the written offer and terms before you commit; closing takes place through a title company.

Who pays Alabama deed tax and closing costs?

Alabama charges 50 cents for each $500 of taxable value, or any part of $500, when the deed is recorded. A mortgage or vendor's lien on which Alabama mortgage tax has been paid may reduce the taxable value; the closing attorney confirms the amount. Proof of the actual price or value must go with the deed. When you sell to us, we pay the closing costs, including Alabama's deed tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Can I sell an Alabama house while foreclosure is pending?

Often, yes, if the sale closes before the foreclosure sale. A mortgage with a power-of-sale clause lets the lender foreclose without a court case. The sale notice generally must run once a week for three successive weeks in a newspaper in the county, or an adjoining county if none is published there. Our agreement of sale will often get a foreclosure sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think. Keep the actual notice and sale date in view; the postponement request does not change a deadline unless the sale is actually postponed.

Can I ask about selling before I have every document?

Yes. Start with the property address, what you know about the condition, who lives there, and the timing you are working with. A deed, lease, estate paper, payoff statement, lien notice, or court paper may help answer a later question, but you can call before you have everything gathered.

Can I talk with you about a house with a tenant or inherited-property paperwork?

Yes. Tell us who lives in the house and what paperwork you have. A lease, deed, estate appointment, or court paper can help identify who needs to be involved and what the title company must review before closing; you do not need to have every paper before calling.

What if the house has a lien, back taxes, or a code notice?

You can start by telling us what notice or balance you know about. The deed-tax closing-cost promise does not pay a mortgage, liens, back taxes, or your share of current property taxes. The actual amounts and title requirements depend on the property and are reviewed for the closing.

Local help

Start with the City of Decatur for a city-level question

The current Decatur city boundary overlaps Morgan and Limestone Counties; Lawrence County touches the boundary but has no area overlap in the mapped city polygon. That is geographic orientation, not a parcel-specific county determination. Confirm the actual parcel and municipality before relying on a county office or city process.
