What we buy
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what the notice lists and what condition the house is in. You can discuss a sale with us without first finishing the repairs, cleaning, or cleanout.
What can affect closing in Indiana?
Yes, a house with an unsafe-building order can be sold. If the order was recorded, it stays with the property when it transfers, so the buyer takes it on.
Indiana's Unsafe Building Law applies in Indianapolis and Marion County, and in other cities, towns, or counties that have adopted it. It does not automatically apply to every Indiana property. If you received an order covered by the law and have not complied, you must give the buyer full information before transferring or agreeing to transfer the property.
Within five days after agreeing to transfer or transferring the interest, the enforcement authority must receive the buyer's name, address, and phone number and the transfer document. The applicability rules are in Indiana Code §§ 36-7-9-1 and 36-7-9-3; the transfer requirements are in §§ 36-7-9-26 and 36-7-9-27.
Bring the notice and any court papers to the closing professional early so the requirements and any court restrictions can be checked. When you sell to us, we're the buyer, so the repairs become our job. An existing order, court case, or responsibility before closing still needs to be addressed.
What happens next
- Tell us the address, the house’s condition, and what the notice or any court papers say.
- We talk through the property and notice with you and give you written offer terms before you commit.
- If you choose to proceed, closing is through a title company. The title, notice, and any court requirements still need to be checked.
When you sell to us, we pay the closing costs. Your mortgage payoff, liens, back taxes, and share of current property taxes remain separate.

Questions about selling a Decatur house with code violations
Can I sell a Decatur house with code violations or an unsafe-building order?
Yes. You can sell a house with an unsafe-building order, but a recorded order stays with the property and the buyer takes it on. If the order is covered by Indiana’s Unsafe Building Law, the law’s notice and transfer requirements still apply.
Does selling make an order or court case go away?
No. A recorded unsafe-building order stays with the property, and a court case or restriction does not automatically end because of the sale. Bring the notice and any court papers to the closing professional early so the requirements can be checked.
Do I have to repair or clean the house before selling to you?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. When you sell to us, we're the buyer, so the repairs become our job. An existing order, court case, or responsibility before closing still needs to be addressed.
What should I share when I ask about an offer?
Tell us the address, what needs work, and what the notice or any court papers say. We give you a written cash offer within 24 hours, with written offer terms before you commit and closing through a title company.
