You can sell in the estate's name once the estate is opened — no need to put the house in your own name first. If you need an estate attorney, we can help you find one.
USA Home Buyers buys houses in Duncan, Oklahoma and Stephens County. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
While the estate is being handled, bills for property taxes, insurance, utilities, upkeep, and a mortgage can keep adding up.
Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is.
Keep what your family wants; the rest can stay in the house.
We start with a conversation about the Duncan house, its condition, what the family wants to keep, and what you know about the estate. You can call while the estate is being opened.
You get a written offer and written terms before you commit, and we close through a title company.
Close as fast as 7 days when title and closing details allow.
No fees. No agent commissions when you sell to us.
When you sell to us, we pay the closing costs, including Oklahoma documentary stamp tax.
Sell from anywhere in the country — we can send a notary to you, and you don't have to attend settlement or even visit the property.
Compare a written offer with what you might keep from listing, using assumptions you can change. Just an estimate — the actual number could be more or less depending on the home’s condition; it is not a property-specific offer.
Your mortgage, liens, back taxes, and share of current property taxes are separate from the closing costs we pay and affect what you keep.
The court-appointed executor or administrator handles the estate. If the will directs or authorizes the executor to sell, Oklahoma law lets the executor sell without first getting a court order authorizing the sale. The sale generally must still be returned to and confirmed by the probate court before title passes, except for a specific statutory exception.
If the will does not authorize the sale, an executor or administrator appointed by the court generally must ask the district court for an order to sell estate property and give notice to interested people. Read 58 O.S. §§ 58-411 through 58-419 and § 58-462 in the Oklahoma Statutes.
Not sure which route fits your estate? Call us — we’ll sort it out with you.
Oklahoma calls its deed-transfer tax documentary stamp tax. It applies to a deed conveying sold realty when consideration or value exceeds $100. The rate is 75 cents for each $500 or fraction of consideration, excluding the value of liens or encumbrances that remain on the property at the time of sale. Who pays it can be set in the sales contract. The closing agent confirms the amount and any exemption on the settlement statement. See 68 O.S. §§ 68-3201 through 68-3203 in the Oklahoma Statutes.
