Estimate what you could keep
Ada, OK illustrative estimate
Ada home sale calculator: what you'd actually put in your pocket
The sale price is only the starting point. What matters is what you keep after your payoff, repairs, fees, and other costs come out. That's your net proceeds.
The home value starts with Zillow’s typical value for the area. Your house may be worth more or less. You can change the value and every cost below. Adjust anything you know, including your payoff, repair or credit risk, cleanout cost, agent commission, and how long you expect to carry the property.
Starting-value basis: Zillow typical home value for Ada, OK (As of September 2026): $186,080. Editable estimate, not an appraisal. Source: Zillow Home Value Index
The tax is $0.75 for each $500, or part of $500, when consideration exceeds $100. This estimate assumes no remaining lien is excluded from taxable value and no exemption applies.
See what you'd actually walk away with.
Your starting home-value estimate may come from a public source when one is available. You can edit that estimate and each cost input above; your property's actual value and closing costs may differ.
Choose the condition that best fits your home, then update the value, mortgage payoff, and cost inputs with what you know. This estimate uses the tax rate and calculation shown above. Your percentage replaces it. Local taxes, exemptions and the property’s taxable value can change the final amount.
Selling a house in Oklahoma
Can an inherited house be sold before probate is finished?
Yes, a sale can occur before the estate is closed, but the person signing and the will’s instructions matter. If the will directs or authorizes the executor to sell, Oklahoma law permits the executor to sell without first obtaining an order authorizing the sale; the sale generally must still be returned to and confirmed by the probate court before title passes, except for the specific statutory exception. If the will does not authorize the sale, an executor or administrator generally must apply to the district court for an order to sell estate realty, with notice to interested persons. Once we've seen the will and the court papers, we can talk through a closing date with you. If you need an estate attorney, we can help you find one.

What if a mortgage foreclosure sale is scheduled?
Send us the notice and sale date immediately. Oklahoma has both judicial foreclosure and a separate power-of-sale process when the mortgage grants that power. If your foreclosure is in court, the court's schedule sets the dates. Send us your papers and we'll walk through them with you. For a power-of-sale foreclosure, the mortgagee must send a notice of intent; the statute generally gives the borrower 35 days to cure, followed by a separate sale notice generally served and published at least 30 days before sale. A homestead borrower may elect judicial foreclosure by timely notice at least 10 days before the power-of-sale auction. Confirm any postponement in writing. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.

Can a house be sold with tenants still living there?
We can buy the house with tenants in place. The lease carries over to us, so you don't have to get anyone out first. Oklahoma law gives alienees of landlords and tenants the same legal rights, obligations, and remedies as their principals. If the landlord’s interest ends by sale, the person holding the tenant’s security deposit must, within a reasonable time, either transfer it to the successor landlord and give the tenant written notice of the transfer and successor’s name and address, or return the deposit to the tenant. The transferee who receives the deposit takes the landlord’s rights and obligations for that deposit.

Who pays Oklahoma’s deed-transfer tax?
Oklahoma calls it the documentary stamp tax. A deed conveying sold realty is taxed when consideration or value exceeds $100, at 75 cents for each $500 or fractional part of consideration, excluding the value of liens or encumbrances that remain on the property at the time of sale. The statute requires the tax stamps before the deed is accepted for recording and makes the obligation broad: it applies to a person who makes, signs, issues, or sells the covered instrument, or for whose use or benefit it is made, signed, issued, or sold. Who pays it can be set in the sales contract. The closing agent will confirm the amount and any specific exemption on the settlement statement. When you sell to us, we pay the closing costs, including Oklahoma documentary stamp tax.
Sources: 68 O.S. §§68-3201(A)-(B) (tax base, rate, threshold, and attachment) and 68-3203(A)-(B) (persons obligated, stamps, and recording). Exemptions are in §68-3202 and must be checked against the actual transfer. Official text: https://www.oklegislature.gov/OK_Statutes/CompleteTitles/os68.pdf .
What happens to code violations or repair orders?
Please send every city or county inspection report, repair order, citation, permit notice, fine, and lien, with the issuing office and response date. Oklahoma’s Residential Landlord and Tenant Act defines building and housing codes to include government laws, ordinances, and regulations about habitation, construction, maintenance, operation, occupancy, and use. For a rented home, delegating management does not relieve the beneficial owner of the duty to comply with applicable maintenance and operating laws and codes. A sale does not itself clear a local order, fine, lien, occupancy restriction, or permit. We will check the issuing authority and title record. When you sell to us, we're the buyer, so the repairs become our job.
