What we do

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. We buy houses in Elko and Elko County, Nevada.

When you sell to us, we pay the closing costs, including Nevada's real property transfer tax. No agent commissions when you sell to us. No fees. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Sometimes a move-out arrangement works better for everyone. We can talk through that option, too.

Nevada leases, notice, and security deposits

A sale does not by itself end the lease

Unless the buyer and tenant agree to change or end it, the rental agreement continues after the sale. The buyer takes over the landlord’s rights and duties under that agreement. The sale alone does not make the tenant move.

Within 30 days after the sale, the new owner must tell the tenant where to pay rent, that the rental agreement continues, and how much security deposit is being held. See Nevada Revised Statutes §§ 118A.244 and 118A.349.

The security deposit goes with the handoff

For a voluntary sale, the seller transfers the tenant’s remaining security deposit to the buyer before the deed is recorded and gives the tenant written notice of the new landlord’s name, address, phone number, and the deposit transfer. The buyer must accept the deposit and cannot demand a new one during the rental agreement. See Nevada Revised Statutes §§ 118A.244 and 118A.349.

Ending a periodic tenancy is a separate question

To end a week-to-week tenancy, a landlord must give at least 7 days’ notice. To end a month-to-month tenancy, a landlord must give at least 30 days’ notice. A month-to-month tenant who is 60 or older or has a disability can ask in writing for 30 more days. See Nevada Revised Statutes § 40.251.
