Compare the money left after selling costs

The sale price is only part of the picture. Repairs, commissions, and the time you carry the house can change what remains. Compare a Cash Offer and EZ Sale with a possible listing using the numbers that matter to you.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Erlanger seller questions, answered

How much money could I keep from selling my Erlanger house?

Compare what remains after selling costs, not just the sale price. Repairs, commissions, and the time you carry the house can change the amount you keep. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate amounts.

Do I need to repair or clean out the house before selling to you?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

Will I see the offer and terms before I decide?

We give written cash offers in 24 hours. You get a written offer and written terms before you commit, and we close through a title company.

How soon could the sale close?

Close as fast as 7 days when title and closing details allow.

What closing costs and transfer tax apply in Kentucky?

Kentucky’s real estate transfer tax is 50 cents for each $500 of value, or fraction of $500 — about 0.1%. On a $100,000 sale, that is $100. State law assigns the tax to the grantor (seller), and the County Clerk collects it before the deed is recorded. Some transfers are exempt, including foreclosure deeds, deeds between spouses, and certain transfers to government; the title company can check whether an exemption applies to your sale. Deed recording fees are separate from the transfer tax. When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. No agent commissions when you sell to us. No fees. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.

Who can sign for an inherited Erlanger house?

A court-appointed personal representative (executor or administrator) handles the estate sale. If the will gives that person power to sell real estate, a separate court order is usually not needed. Without that power, the representative needs a District Court order after notice to everyone with an interest in the house; the order must be final and the time to appeal must expire before the house can transfer, and a certified copy is recorded with the deed. A surviving spouse may also have rights in the house, even if not named on the deed. If you need an estate attorney, we can help you find one.

Can I sell my Erlanger house while it is in foreclosure?

A sale may still be possible if the loan can be paid off before the sale. Kentucky foreclosures go through Circuit Court: after the lender wins a judgment, the court orders a public auction run by the master commissioner. The sale generally takes place within 90 days after the case is referred. It must be advertised at least once, 7 to 21 days before the auction. The court confirms the sale before the buyer gets a deed.

Can I sell a rental house with tenants still living there?

You don’t always need to evict to sell to us. We buy houses with tenants in place — we’ve done it many times, including cash-for-keys when that works better for everyone. In Kentucky, the lease continues after the sale and the buyer becomes the landlord.
