Selling an Erlanger house in a difficult situation

Inherited

You stop paying for a house and get a fair price.

Fire damage

You keep the insurance money and don't have to worry about the house anymore — we'll take care of it.

Liens and back taxes

When you sell to us, we can set it up so you don't have to prepay anything — it comes out at closing.

Tenants

You're done — no turnover, no repairs, no more bad tenants.

Code violations

The fines don't stop while you think about it. They pile up, they add new ones, and every month takes another bite out of what the property is worth to you. We can buy it quickly, violations and all, so you stop the bleeding and keep your equity.

Divorce

You only have to agree on one thing — the price. After that we handle the rest, so there's nothing to argue about over repairs, contractors, showings, or who pays for what.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Erlanger selling costs: Kentucky's real estate transfer tax

Kentucky charges 50 cents for each $500 of transfer value, or fraction of $500. On a taxable $100,000 sale, that is $100. State law assigns the tax to the grantor (seller), and the County Clerk collects it before the deed is recorded. Some deeds, including foreclosure deeds and certain transfers between spouses or to government, may be exempt; the title company can check whether an exemption applies. Recording fees are a separate charge from the transfer tax. Read Kentucky's transfer-tax law →

When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. No agent commissions when you sell to us. No fees.

What Erlanger sellers should know

Erlanger Proper and the railroad depot

Erlanger Proper began as an 1887 plan for 220 lots, including Graves Avenue, Commonwealth Avenue, and Erlanger Road. The former Southern Railroad depot now serves as the Erlanger Historical Society Depot Museum; the City also lists Railroad Depot Park on Crescent Avenue. If your home near the historic core needs work, tell us about it — we buy houses as-is. Erlanger history → Railroad Depot Park →

Rental registration

Erlanger's City Clerk handles residential rental registration, and the City registry keeps owner information for rentals. If your house has tenants, tell us about the lease and registration so we can talk through selling the property with tenants in place. Erlanger rental registry →

Questions about selling a house in Erlanger

Can I sell my Erlanger house without fixing it first?

Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what is going on with the house, and we will talk through your options.

How soon will I get a written cash offer?

We give written cash offers in 24 hours.

Who can sign for an inherited house in Kentucky?

A court-appointed personal representative (executor or administrator) signs for the estate. If the will gives that person power to sell real estate, they can usually sell without a separate court order. Otherwise, they need a District Court order after notice to everyone with an interest in the house. The order must be final and the time to appeal must expire before the house can transfer; a certified copy is recorded with the deed. A surviving spouse may also have rights to the house, even if not named on the deed. You can sell in the estate's name once the estate is opened — no need to put the house in your own name first. If you need an estate attorney, we can help you find one. The Kenton Circuit Clerk's District Civil/Probate Court handles estate services in the county.

Can I sell my house with tenants still living there?

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. In Kentucky, the lease continues after the sale and the buyer becomes the landlord; the sale can go through without tenant consent. Tell us about the lease and we can talk through selling with the tenants in place.

Can I sell before a master commissioner's sale?

Possibly, if the loan can be paid off before the auction. Kentucky foreclosures go through Circuit Court. If the lender wins its case, the court can order a public auction run by the master commissioner. By court rule, the commissioner generally holds the sale within 90 days after referral, after two disinterested people appraise the house; notice is published at least once, 7 to 21 days before the auction. The court must confirm the sale before the buyer gets a deed. If a master commissioner's sale is scheduled, tell us the date right away so we can try to close before it.

What happens to insurance proceeds if I sell a fire-damaged house?

You keep your insurance proceeds when we buy the house exactly as it stands. If you still have a mortgage, your lender may have a say in how that check is used — we'll walk through it with you.

How soon could closing happen?

Close as fast as 7 days when title and closing details allow.
