What the numbers mean for your house
A Fairmont-wide market measure is a starting point, not a price for your particular house. Read each number with its source, area, measure, and period; a completed-sale price, days on market, homes sold, modeled value, and homes for sale describe different things.
Condition and repair needs can change what a buyer would pay and what you would spend before listing. Tenants or limited access can affect showings and timing. The date you need to sell also matters because mortgage payments, utilities, insurance, and other bills can continue while you wait.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Compare that direct option with the work, costs, and time involved in your other choices.
West Virginia selling cost
Real estate transfer excise taxes
West Virginia charges a real estate transfer excise tax of $1.10 for each $500 or fraction of value. An additional county excise tax starts at $0.55 per $500; a county commission may raise that additional tax to as much as $1.65 per $500. The additional rate that applies to a Marion County sale should be confirmed in the actual closing figures rather than assumed from the statewide maximum.
The county clerk also collects a $20 Affordable Housing Fund fee before recording. The law places payment of the excise tax on the seller unless the buyer accepts the deed without the tax paid. When you sell to us, we pay the closing costs, including the West Virginia real estate transfer excise tax and the additional county excise tax. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.

What you may keep
Sale price is not the same as money left after costs
To compare what you may keep, start with a realistic sale price or written offer, then account for mortgage payoff, repairs, cleanout, listing costs if you list, other selling costs, and the bills you carry while waiting. The same top-line price can leave different amounts after those costs.
Just an estimate — the actual number could be more or less depending on the home's condition.

What sellers say about USA Home Buyers
Here's what sellers have said about working with us.
“Howard worked at Home Savings Bank for twenty-eight years. When he retired, we talked about downsizing for two years before we actually did it. The property tax on our Canfield Road house was $3,800 a year, and with both of us on fixed incomes that added up. USA Home Buyers closed in seven days. We're in a smaller place in Boardman with half the maintenance.”
“I got behind on payments after losing my warehouse job. The lender filed in Mahoning County Common Pleas Court and I didn't know what to do. USA Home Buyers explained the Ohio judicial foreclosure timeline, made a written offer the next morning, and we closed before the case moved to summary judgment. I walked away with money instead of losing everything.”
“The house on Michigan Avenue had been in Clara's family since 1951. When the waterline under the street broke, water backed up through the foundation and we had standing water in the basement for four days. Mold, foundation damage, HVAC destroyed. We're both past seventy and we couldn't put $40,000 into a house we'd been thinking about leaving anyway. Closed in ten days.”
