Indiana's Unsafe Building Law applies in Indianapolis and Marion County, and in other cities, towns, or counties that have adopted it. Outside Indianapolis and Marion County, whether it applies depends on local adoption; check the authority named on your notice or with the closing professional for your address.
If the law applies and an owner has received an order but has not complied, the owner must give the buyer full information before transferring or agreeing to transfer the property. A recorded order stays with the property, so the buyer takes it on.
Within five days after agreeing to transfer or transferring the interest, the enforcement authority must receive the buyer's name, address, and phone number, along with the transfer document. Bring the notice and any court papers to the closing professional early so the requirements and any court restrictions can be checked.
The order, any court case, and obligations that apply before closing do not disappear in a sale. When you sell to us, we're the buyer, so the repairs become our job.
