Compare what you keep, not only the sale price

What remains depends on the sale price and the costs tied to your house. A mortgage payoff, liens, back taxes, your share of current property taxes, repairs, and other selling costs can change what you keep.

Use the calculator to change the assumptions for a possible listing and cash sale. Then compare the written Cash Offer and EZ Sale terms below.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Henderson seller questions, answered

Can I sell my Henderson house as-is?

Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You can ask about a sale before paying for work or clearing the house.

How do the Cash Offer and EZ Sale options compare?

Cash Offer is direct: USA Home Buyers buys directly, with a term of 30 days or less and a lower price. EZ Sale goes to one of our partners, with a term of 60 days or less and a higher price than the Cash Offer. Both include no repairs, no commissions, and no closing costs. Compare the written numbers and choose what works for you; the comparison is below.

How soon can I get a written cash offer?

We'll give you a written cash offer within 24 hours. Start with the property address and what you know about its condition, occupancy, and timing.

Who pays closing costs and Kentucky real estate transfer tax?

When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. Kentucky's tax is 50 cents for each $500 of value, or fraction of $500 (about 0.1%). The grantor—the seller—owes it under state law; the taxable value includes the full price and any liens the buyer takes over. The county clerk collects the tax before the deed can be recorded. Some transfers are exempt, including certain foreclosure, spouse, and government transfers; ask the title company whether an exemption applies. Recording fees are separate. A mortgage balance, liens, back taxes, or your share of current property taxes are separate from the closing costs we pay.

Can I sell while a Kentucky mortgage foreclosure is underway?

A sale may still be possible if the loan can be paid off before the sale. Kentucky foreclosures go through circuit court: the lender files a lawsuit, and after judgment the court orders a public auction run by the master commissioner. The commissioner generally holds the sale within 90 days after referral; two disinterested people appraise the house first, and the sale is advertised at least once, 7 to 21 days before the auction. The court must confirm the sale before the buyer gets a deed. If the sale price is less than two-thirds of the appraised value, the owner can redeem within six months by repaying the sale price plus 10% interest and certain costs.

Do I need every document before I call?

No. You can call before every document is gathered, and we can talk through the property and your timing based on what you know. Before you decide to sell, you receive the written offer and terms, and closing takes place through a title company.

Does a Henderson mailing address tell me whether a house is inside the city?

Not by itself. A Henderson mailing address does not confirm whether a property is inside City limits; use the County’s joint GIS or City maps to identify the right office.

A local place to ask about deed recording

The Henderson County Clerk handles deed recording and collects Kentucky real estate transfer tax before a deed is recorded. For a deed or county-clerk question, contact the office; the title company can confirm whether an exemption applies to your sale.
