We buy the house and handle the contents
Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
You can keep belongings your family wants. We can discuss access and contents, and the written terms can identify what stays in the house.
While an estate holds a house, property taxes, insurance, utilities, upkeep, and any mortgage payments can keep adding up until the sale closes.

Who can sign
A court appoints a personal representative—an executor or administrator—to handle the estate. See KRS 395.015. If the will gives that person power to sell the house, they can usually sell without a separate court order.
If the will does not give the representative power to sell the house, they can ask the District Court for an order granting it, with notice to everyone who has an interest in the house. See KRS 395.195(6) and KRS 389A.010. The order must be final, and the time to appeal must expire before the house can be transferred. A certified copy is recorded with the deed under KRS 389A.015.
A surviving spouse may have rights in the house even if not named on the deed. Kentucky changed its surviving-spouse rules effective July 15, 2026. See KRS 392.020.
Inheritance and transfer taxes
Some heirs may owe Kentucky inheritance tax, though close family is exempt. See the Kentucky Department of Revenue inheritance-tax information.
Kentucky real estate transfer tax is 50 cents for each $500 of value or fraction of $500—about 0.1%. The grantor, meaning the seller, owes it by law, and the County Clerk collects it before the deed can be recorded. The taxable value includes the full price paid, including any liens the buyer takes over. Some transfers are exempt, and recording fees are separate. See KRS 142.050.
Mortgages, liens, back taxes, and your share of current property taxes are separate. When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax.
