How payoffs work
When you sell to us, we pay the closing costs. Your liens are paid off from the sale at closing.
The closing-cost promise does not pay your mortgage, liens, back taxes, or your share of current property taxes. Those are separate amounts handled through the sale as applicable. We can discuss the house before you have paid a balance upfront.
Records and a good next step
A lien is a claim against property that may need to be addressed in a sale. A payoff is the current amount and instructions from the lender, creditor, or tax office for satisfying an obligation. The office or creditor named on the current bill or notice confirms its balance; the title company reviews the records and uses the applicable payoff information for closing.
If you have them, keep the property address, parcel number, tax bill, mortgage statement, creditor letter, lien or court notice, and any payoff statement nearby. These records can help, but you can call before you have everything or before you know which document matters.
If the payoff is the problem
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
What happens next
- Talk with us about the Jasper or Dubois County property, the condition, and the notices or payoff information you have.
- We review the house as it stands and give you a written cash offer. Written offer and written terms before you commit; title-company closing.
- If you choose to move forward, the title company reviews the property records and works with the relevant creditor or tax office on the payoff information needed for closing.
- The title company prepares the closing figures, including the applicable sale proceeds and payoffs, and the transaction closes through that company.
Jasper and Dubois County records and notices
The Dubois County Recorder is the official county office linked for Jasper-area property-record questions. Contact the office about its current record information; a property record is not the same thing as a current payoff amount, which comes from the lender, creditor, or tax office on the current statement or notice.
A mortgage foreclosure and a property-tax sale are separate matters. If you have a tax-sale or foreclosure notice, follow the date and instructions on that notice and check its current status with the issuing office or creditor. This page does not assume an upset-sale process or give a sale date for Dubois County.

Questions about liens and back taxes
Jasper property liens and back taxes questions
Can I sell my Jasper house with back taxes or liens before paying them?
When you sell to us, we can set it up so you don't have to prepay anything — it comes out at closing. We buy houses with back taxes and liens, and payoffs are handled through closing, not by you upfront.
When are liens paid off if I sell to you?
When you sell to us, we pay the closing costs. Your liens are paid off from the sale at closing. The closing-cost promise does not pay your mortgage, liens, back taxes, or share of current property taxes; those are separate amounts.
What records should I have when I call?
Start with the property address and any tax bill, lien or court notice, mortgage statement, payoff letter, parcel information, or recorded-property document you have. You can call before everything is assembled.
Who confirms the balance and payoff amount?
The lender, creditor, or tax office named on the current statement or notice confirms its balance and payment instructions. The title company reviews the sale records and uses the applicable payoff information for closing.
Are a mortgage foreclosure and a property-tax sale the same process?
No. They concern different obligations and notices. Follow the date and instructions on each notice and confirm current status with the lender, court, or county office named there.
What if the payoff is more than my Jasper house is worth?
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before. That is an invitation to talk about your situation, not a promise that a lender will reduce a particular payoff.
What happens after I contact you?
We talk through the property and what you know, review the house as it stands, and give written terms before you commit. The title company reviews the records and the applicable payoff information, then the sale closes through the title company.
