Joplin, MO seller help · Tenant-occupied property

You're done — no turnover, no repairs, no more bad tenants.

Yes. When you sell your tenant-occupied rental to USA Home Buyers, you leave the landlord role behind. We buy houses as-is in Joplin, Jasper County, and Newton County, Missouri, with tenants in place.

A sale does not by itself cancel the lease. A Joplin mailing address also does not establish which county holds a particular parcel, so check the property record. Call 888-274-5006 or tell us what is happening with the lease, access, occupancy, or repairs.

We'll give you a written cash offer within 24 hours.

What we do with a tenant-occupied house

We start with the house and the tenancy: who lives there, what the lease says, how access works, what repairs need attention, and what timing you are considering. You can call before sorting out every notice or possession question.

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.

If a move-out arrangement may work better for everyone, we can discuss cash-for-keys along with a sale that leaves the tenants in place. The lease and the written terms are part of that conversation.

Bring us the tenancy or access problem

Lease questions, access that is hard to arrange, repairs you cannot coordinate around the tenants, or a difficult move-out conversation? Call us and explain what is happening. Start with what you know; you do not have to solve the tenancy before asking about a sale.

What happens next

  1. 1. We discuss the house and tenancy

Tell us the Joplin address, who lives there, what the lease says, how access works, the house condition, and the timing you have in mind. If available, the lease, rent and deposit records, and tenant communications can help us understand the handoff.

  2. 2. We put the offer and terms in writing

We'll give you a written cash offer within 24 hours. You can review the proposed price and terms before deciding.

Written offer and written terms before you commit; title-company closing.

  3. 3. The lease and occupancy are part of the handoff

If you choose to proceed, the lease, who is living in the house, deposit information, and any agreed possession plan are addressed in the written sale terms. The closing takes place through a title company.

Local property-record offices

Joplin’s incorporated-place footprint includes parts of Jasper and Newton Counties. Confirm the county for the actual parcel in its property records; a Joplin mailing address or local-area label does not settle that question. These county offices provide property-assessment and land-record contacts.

Jasper County contacts

For real-estate assessment questions, the Jasper County Assessor lists its real-estate office at 302 S. Main St., Room 201B, Carthage. The county office directory distinguishes this from its personal-property location in Joplin.

For recorded land documents, contact the Jasper County Recorder of Deeds through the county’s Carthage office directory; the county lists 417-358-0431 for the Recorder.

Newton County offices

The Newton County Assessor lists its office at 101 S. Wood St., Suite 205, Neosho, MO 64850; phone 417-451-8228. Contact the office about assessment records for a Newton County parcel.

The Newton County Recorder of Deeds lists 417-451-8224. The county gives 101 S. Wood St. as its default office address and lists P.O. Box 604, Neosho, MO 64804 as the Recorder’s mailing address.

Missouri leases, notice, possession, and security deposits

Selling the house does not by itself cancel the lease or require the tenants to move. Missouri generally lets an owner transfer rented property and the right to future rent without tenant consent unless the lease says otherwise; the buyer becomes the landlord. That lets you discuss a sale with the tenants still living there.

RSMo §441.140 — transfer of rented property

The general rule allows an owner to transfer the rented property and the right to future rent without the tenants’ consent, unless the lease provides otherwise. The new owner becomes the landlord. A tenant who pays the former owner before receiving notice of the sale is protected.

After the sale, give tenants notice of the change so they know whom to pay. The statute’s protection for a tenant who pays the former owner before notice is received is part of that handoff.

RSMo §441.060 — month-to-month notice

If you want to end a month-to-month tenancy, the general rule is written notice followed by an end date on a rent-paying date at least one month after the tenant receives the notice. That is a tenancy-ending rule, not a requirement to make the house vacant before selling it with tenants in place.

RSMo §535.300 — security deposits

Missouri caps a security deposit at two months’ rent. When the tenancy ends, the landlord generally must return the deposit within 30 days or provide an itemized list of lawful deductions and return the balance. The sale alone does not end the tenancy or start that return deadline.

When the property sells, the purchase agreement and closing statement should account for the deposits. Keep the lease, deposit balance, and records of who holds the money available for the closing discussion.

RSMo §441.130 — rent after transfer

This statute addresses the new owner’s right to recover rent after a transfer. If a tenant pays the former owner before receiving notice of the sale, the tenant is protected; share the rent arrangement and notice details as part of the handoff.

Does selling the house cancel the lease?

No. Missouri law generally lets an owner transfer rented property and the right to future rent without the tenants’ consent, unless the lease says otherwise. The buyer becomes the landlord. A tenant who pays the former owner before receiving notice of the sale is protected.

Do I have to evict before I call?

What notice applies to a month-to-month tenancy?

A month-to-month tenancy generally ends on a rent-paying date at least one month after the tenant receives written notice. That is separate from selling the house: the sale itself does not require the tenant to move.

What happens to the security deposit when the property sells?

Missouri generally caps a security deposit at two months’ rent. When the tenancy ends, the landlord generally has 30 days to return it or provide an itemized list of lawful deductions and return the balance. The purchase agreement and closing statement should account for the deposits as part of the sale.

What should I tell you about access or repairs?

Tell us what the lease says about access, what arrangements the tenant has agreed to, and which repairs have been difficult to coordinate. You can start with what you know; the house does not need to be repaired or empty before you call.
