A Utah sale-cost rule

Separate transfer tax from county recording fees

Utah has no state real-estate transfer tax. Before a covered document is recorded, applicable county-recorder fees must be paid or electronically authorized. Utah Code §17-71-407 sets a $40 fee for an instrument not otherwise covered and, for that service, an additional $5 in counties of the second through sixth class unless the restricted account has a balance. The sale contract and closing statement show how the fee is allocated.

When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes, and share of current property taxes are separate.
