What we do with the house and its contents

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is. Tell us what you want to keep and what may stay in the house; we can put the contents plan in the written terms before you decide.

A house can keep bringing bills while the estate is being settled: a mortgage, property taxes, insurance, utilities, and upkeep. We can talk about the house as it stands, without assuming you have decided to sell or that the property was unwanted.

What happens next

  1. 1. Talk through the property. Share the Lewisburg or Greenbrier County address, the house’s condition, what remains inside, and what you know about the estate.
  2. 2. Review a written offer and terms. We explain the offer and provide the written terms before you commit. You decide whether to move forward.
  3. 3. Close through a title company. If you choose to sell, the title company coordinates closing and checks the deed, estate authority, required signatures, and closing documents for this property.

Signing from another location

Sell from anywhere in the country — we can send a notary to you, and you don't have to attend settlement or even visit the property.

West Virginia estate rules and transfer tax

In West Virginia, an executor must qualify before acting for the estate. If there is no will, the county commission or its clerk handles appointment of an administrator. See W. Va. Code § 44-1-1 and § 44-1-4.

A will may give the executor power to sell real estate that was not specifically left to someone else; unless the will says otherwise, the executor may use that power. If the will directs a sale, the executor or an administrator with the will annexed may carry it out. Without a usable power of sale, or when there is no will, the title company or a qualified attorney needs to confirm the owners and who must sign. See § 44-8-1 and § 42-1-2.

Estate real estate may still be reached to pay the decedent’s debts, and a surviving spouse may have an elective-share claim for a limited time. See § 44-8-7, § 42-3-1 and § 42-3-4.

West Virginia charges a real estate transfer excise tax when title transfers. The first county tax is $1.10 per $500 of value. An additional county tax of $0.55 per $500 applies and may be raised by the county commission up to $1.65 per $500. At base rates the combined tax is $1.65 per $500; at the maximum additional rate it is $2.75 per $500. Each $500 or fraction counts, and value includes liens the buyer takes over. The County Clerk also collects a $20 Affordable Housing Fund fee before recording. State law assigns payment to the seller unless the buyer accepts the deed without the tax paid. See W. Va. Code § 11-22-2.

When you sell to us, we pay the closing costs, including the West Virginia real estate transfer excise tax and the additional county excise tax. Your mortgage, liens, back taxes, and share of current property taxes remain separate.

Questions about selling an inherited Lewisburg house

Can I sell an inherited West Virginia house before probate is finished?

Often, yes, but who signs depends on the will and the estate’s authority. An executor must qualify before acting for the estate. The will, any sale direction or power, title, and required signatures determine whether a sale can proceed; a title company or qualified attorney can confirm the actual file.

Who can sign for an inherited house in West Virginia?

An executor must qualify before acting for the estate. If there is no will, the county commission or its clerk handles appointment of an administrator. A will may authorize the executor to sell real estate that was not specifically left to someone else; if the will directs a sale, the executor or an administrator with the will annexed may carry it out. The title company or a qualified attorney can confirm who must sign for this property.

Do I have to put the inherited house in my own name before selling?

What happens if there is no will?

West Virginia real estate passes to the heirs when there is no will. The county commission or its clerk handles appointment of an administrator, but the estate’s authority, deed, and title determine who can sign. Estate real estate may also be reached to pay the decedent’s debts, and a surviving spouse may have an elective-share claim.

Do I need to clear out or repair the house first?

No. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is. We can discuss what you want to keep and what may remain in the house.

What transfer taxes and closing costs apply?

When you sell to us, we pay the closing costs, including the West Virginia real estate transfer excise tax and the additional county excise tax. Your mortgage, liens, back taxes, and share of current property taxes remain separate. The title company can confirm the tax and recording figures for the specific transfer.
