A median sale price describes the middle of completed sales for its stated place and period. It is not a price for your address. Zillow's typical home value is a different, modeled measure—not another name for a sale-price median.
Your comparison needs the house's condition and repair needs, whether it is vacant or occupied, access for buyers, cleanup, title and payoff details, and how long you expect to carry the property. Those details can change both a sale path and what you keep after costs.
A clean, ready-to-show house may be worth comparing with a listing. A house that needs repairs, cleanout, or a different occupancy plan can also be reviewed as-is before you decide.
