Read each measure with its provider, Louisville geography, and period in the shared table. Sale activity and a modeled home value answer different questions; neither prices a particular house.

What the numbers mean for your house

A median sale price summarizes completed sales in the place and period shown. Zillow’s typical home value is a modeled measure, not that same sale-price statistic. Keep the provider, geography, and period beside each number as you compare.

Your house has its own facts. Condition and needed repairs, access, tenant occupancy, lease timing, and how long you can carry the property can all change the comparison. Put a realistic listing price or written offer beside repairs and cleanout, payoff, selling costs, and the bills you expect while waiting.

Kentucky selling cost

Kentucky’s real estate transfer tax

The tax is 50 cents for each $500 of value, or any fraction of $500—about 0.1%. On a $100,000 sale, that is $100. The law puts the tax on the seller (the grantor), and the county clerk collects it before the deed can be recorded. Some transfers are exempt, so ask the title company whether an exemption applies to your sale. Recording fees are separate.

When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. That does not pay your mortgage, liens, back taxes, or your share of current property taxes.

What you may keep

Sale price is not the same as money left after costs

Net proceeds are what remains after the price and costs are accounted for. Compare a realistic sale price or written offer with payoff, repairs or cleanout, listing costs if you list, other selling costs, and the bills you carry while waiting. The higher headline price is not always the higher amount left for you.

Louisville market report questions

Do Louisville market numbers tell me what my house is worth?

No. They describe market activity or modeled home values for Louisville and the periods shown, not the value of one address. Condition, repairs, occupancy, access, and timing can change your comparison.

How can condition, repairs, tenants, and timing change my options?

A house that is ready to show is a different comparison from one that needs repairs or cleanout. Tenant occupancy, access, lease timing, and the bills you carry while waiting can also affect which route fits your plans.

How much is Kentucky’s real estate transfer tax?

The tax is 50 cents for each $500 of value, or fraction of $500—about 0.1%. On a $100,000 sale, that is $100. The seller owes it by law, and the county clerk collects it before the deed can be recorded. Some transfers are exempt; a title company can check whether an exemption applies to your sale. Recording fees are separate.

When you pay closing costs, does that pay my mortgage or other property debts?

No. When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. Your mortgage payoff, liens, back taxes, and share of current property taxes remain separate.

How do I compare the sale price with what I might keep?

Start with a realistic sale price or written offer, then account for your mortgage payoff, repairs or cleanout, listing costs if you list, other selling costs, and bills while you wait. The calculator lets you change those assumptions; its result is an estimate, not a property-specific offer.

How do I ask USA Home Buyers for a written offer?
