Money and choices

Compare what you keep, not just the sale price

Net proceeds are what remains after sale costs and property obligations. Compare the written price with repairs, cleanout, commissions, concessions, mortgage payoff, liens, back taxes, your share of current property taxes, and the time you carry the house.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

What is the difference between a Cash Offer and EZ Sale?

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you. Cash Offer — USA Home Buyers buys directly. 30 days or less. Lower price. No repairs, no commissions, no closing costs. EZ Sale — goes to one of our partners. 60 days or less. Higher price than the Cash Offer. Still no repairs, no commissions, no closing costs.

How soon will I get a written offer, and when would the sale close?

We'll give you a written cash offer within 24 hours. Written offer and written terms before you commit; title-company closing. The written-offer timing is separate from the time needed to close a particular house.

Who pays Illinois transfer taxes and closing costs?

For a taxable transfer, Illinois charges 50 cents for each $500 of taxable value, or part of $500. A county can add 25 cents for each $500, and some cities impose their own transfer taxes. Exemptions and the taxable value can change the amount; the property’s actual county and city determine the local taxes and who is responsible for them. When you sell to us, we pay the closing costs, including the Illinois state, county and city transfer taxes. Mortgage balances, liens, back taxes, and your share of current property taxes are separate.

Can I sell while an Illinois mortgage foreclosure is underway?

You may still have time if the sale can close and pay the required debt before the applicable deadline. Illinois mortgage foreclosures go through court, and the normal redemption deadline is before the foreclosure auction. The deadline and payoff depend on the court case; paying only missed installments and paying the full foreclosure amount are different options. Signing a purchase agreement does not automatically postpone the auction or extend the redemption deadline. Our agreement of sale will often get a foreclosure sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think. Contact us promptly with the court papers and sale date so we can work out whether a sale can close in time.

Can I call before I have all the paperwork together?

Yes. Start with the property address, what you know about its condition, who lives there, and your timing. A deed, payoff information, tax or lien notice, lease, or court paper can help answer the next question when you have it. Written offer and written terms before you commit; title-company closing.
