Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Mount Pleasant seller questions, answered
How do I compare what I might keep from selling?
The sale price is only part of the picture. A mortgage payoff, liens, back taxes, and your share of current property taxes can change what is left. Compare possible sale paths with the calculator, then compare the written Cash Offer and EZ Sale numbers.
Do I need to repair or clean the house before selling to you?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
Can I see the offer and terms before I decide?
You get a written offer and written terms before you commit, and we close through a title company.
How quickly can I get an offer, and when could we close?
We give written cash offers in 24 hours. Close as fast as 7 days when title and closing details allow.
What costs do I pay when I sell to you?
No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs.
What is Wisconsin's real estate transfer fee?
On a sale that isn't exempt, Wisconsin charges the seller 30 cents for every $100 of the sale price, or part of $100. That's $300 on a $100,000 sale. It's collected when the deed is recorded. Some transfers are exempt, and recording and other closing charges are separate. When you sell to us, we pay the Wisconsin real estate transfer fee. (Wis. Stat. §77.21(2)–(3), §77.22(1), and §77.25; Wisconsin Department of Revenue.)
Can I sell my house while a Wisconsin mortgage foreclosure is underway?
You may still have time if the sale can close and resolve the debt. Wisconsin mortgage foreclosure goes through court. The right to redeem can continue after the sheriff's sale until the court confirms the sale, but it requires full payment of the foreclosure judgment, interest, costs, and applicable later taxes—not just overdue installments. Call us with the dates you have, and we can talk through the timing. Our agreement of sale will often get a sheriff's sale postponed so we can close. It doesn't always work, but it works more often than people think. (Wis. Stat. §§846.10, 846.101, and 846.13.)
Can a personal representative sell an inherited house before probate is finished?
Usually, yes. A personal representative with current court letters—issued and not revoked—can generally sell estate property without a separate court order. The will still matters: sale restrictions must be followed, and a beneficiary specifically left the house generally must join the sale. A court-order exception can apply if the estate cannot otherwise pay its required expenses and claims. A valid transfer-on-death designation may pass the house outside probate. If you need an estate attorney, we can help you find one. (Wis. Stat. §§860.01 and 860.11; §705.15.)
Can I sell a Mount Pleasant house with tenants still living there?
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. Tell us about the property and tenancy, and we can talk through the lease with you.
Can I sell a house with back taxes or liens?
You don't need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront.
