What we do with the house and its contents
Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is. You can keep the belongings you want; the rest can stay with the house.
A mortgage, property taxes, utilities, insurance, and upkeep can keep adding up while you own the house.
What happens next
We talk through the property, its condition, the belongings you want to keep, and the estate process. You get a written offer and written terms before you commit, and we close through a title company.
No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes, and share of current property taxes are separate.
Close as fast as 7 days when title and closing details allow.
Signing from another location
Sell from anywhere in the country — we can send a notary to you, and you don't have to attend settlement or even visit the property.

Texas property passes at death to the people named in the will, or to the heirs if there is no will. The property remains subject to the person's debts.
In an independent administration, an executor or administrator can sell without a separate court order once the court issues letters, if they have the power to sell. That power may come from the will or appointment order, or from a recorded sworn affidavit saying the sale is necessary or advisable for a purpose allowed by Texas law. In a dependent administration, a court order is required, and the judge must approve the sale before the deed is signed.
If there is a will and the only unpaid debts are a mortgage or other liens on real estate, the people named in the will may ask the court to admit it as a muniment of title. That court order lets them handle the property without appointing an executor. The request generally must be made within four years of death. If there is no will, the heirs may agree to an independent administrator and give that person power to sell. Without probate, the heirs usually sign the deed together; an affidavit of heirship may be used to show who inherited the property.

Texas transfer tax and closing costs
Texas has no state, county, or city real estate transfer tax on a sale conveying full ownership. The deed is signed before a notary and recorded with the county clerk, which charges recording fees by the page, not by the sale price.
