What the numbers mean
Your home’s details shape the comparison
Your comparison depends on the house. Its condition and needed repairs, whether tenants or other occupants are there, access for showings or work, and how long you can wait may change what listing, repairing first, or selling as-is would mean for you.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. A direct offer and a listing are different options; compare the written numbers and the costs and time each path brings for your property.
Local selling costs
Texas has no real-estate transfer tax
Texas does not charge a state, county, or city real-estate transfer tax on a sale that conveys full ownership. The Texas Constitution bars a law imposing a tax on that transfer. A deed still needs to be signed before a notary and recorded with the county clerk. Recording fees are based on the number of pages, not the sale price, and can be higher if the deed leaves out the buyer's mailing address. Check the current amount and recording requirements with the Nacogdoches County Clerk.
When you sell to us, we pay the closing costs. Your mortgage, liens, back taxes, and share of current property taxes are separate.
What you may keep
The sale price is not your net proceeds
To estimate what may remain, compare the sale price or written offer with the mortgage payoff, liens, back taxes, your share of current property taxes, and other costs for your sale. If you list, include listing costs and the repairs or carrying costs you expect. The amount left after applicable costs is different from the top-line price.
