Money and choices

Compare what you keep, not only the sale price

Net proceeds are what remains after sale costs and property obligations. A cash sale may have a lower gross price than a strong listing result; compare the written numbers with repairs, commissions, concessions, cleanout, carrying costs, payoffs, and the time you keep the house.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Cash Offer

USA Home Buyers buys directly. 30 days or less. Lower price. No repairs, no commissions, no closing costs.

EZ Sale

Goes to one of our partners. 60 days or less. Higher price than the Cash Offer. No repairs, no commissions, no closing costs. Yes, partner visits.

Useful questions

Oneonta and Otsego County seller questions

Can I sell my Oneonta house as-is if it needs work?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You can start with the condition and timing you know; you do not need to repair or clean the house before asking about a sale.

How do the Cash Offer and EZ Sale compare?

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you. Cash Offer — USA Home Buyers buys directly; 30 days or less; lower price. EZ Sale — goes to one of our partners; 60 days or less; higher price than the Cash Offer. Both have no repairs, no commissions, and no closing costs. EZ Sale showings: Yes, partner visits.

How much will I keep if I sell my house for cash?

There is no single discount or percentage that applies to every house. Compare what you keep after the costs of each path, not only the sale price. Repairs, commissions, concessions, cleanout, carrying costs, mortgage payoff, liens, back taxes, and your share of current property taxes can change the numbers.

How soon can I get an offer, and what do I see before deciding?

We give written cash offers in 24 hours. Written offer and written terms before you commit; title-company closing. The Cash Offer program is 30 days or less; EZ Sale is 60 days or less.

What transfer taxes apply to a New York house sale?

New York State real estate transfer tax is $2 for each $500 of sale price, or part of $500, when the price exceeds $500. The seller normally pays this base tax, though the sale agreement can provide otherwise; local transfer taxes may add to it. A separate 1% mansion tax on residential sales of $1 million or more is normally paid by the buyer. When you sell to us, we pay the closing costs, including New York State real estate transfer tax and any applicable local real estate transfer taxes. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Can I sell my house while a New York foreclosure is pending?

A sale may still be possible before the foreclosure auction if the mortgage payoff and other closing obligations can be covered. New York foreclosures go through court, and a referee conducts the sale. After the auction, there is no right to buy the house back. If you live there and are in foreclosure or two or more months behind, New York's Home Equity Theft Prevention Act gives you 14 business days to cancel a sale to an investor. Stopping it by paying the lender requires the full amount owed, including applicable interest, fees and costs. Selling first may help protect any equity you have. Our agreement of sale will often get a foreclosure sale postponed so we can close. Signing alone doesn't postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.

Can I sell an inherited New York house before the estate is finished?

Often, yes. An executor or administrator appointed by Surrogate’s Court can generally sell estate property during administration, subject to the will and court restrictions. A house the will leaves to a specific person is outside that power, so the sale usually needs that person’s agreement or a court order. Some court papers bar a sale without court approval, and a release of the state estate-tax lien is generally needed to close. Being named executor in a will is not the same as having the court’s appointment. The deed and estate papers determine who can sign.

Can I sell a New York rental with tenants still living there?

Yes. An ordinary sale generally leaves the existing lease and tenant protections in place, and the buyer becomes the landlord. Nobody has to move just because the house sells. If a tenancy can lawfully end, advance notice can be 30, 60, or 90 days depending on the tenant’s occupancy and lease term. Good Cause Eviction and rent regulation can also limit nonrenewal. At a sale, security deposits must be transferred to the new owner within five days or returned to tenants, with the required notice. Bring the leases, deposit records, and notices to closing.

Can I sell a New York house with open code violations?

Yes, you can discuss a sale while municipal notices or court orders are open. A municipality can order building-code violations repaired, and a court can order a dangerous condition corrected or a building removed. An as-is agreement does not by itself resolve those orders. Show us the notices so the buyer and closing professional can work through the repairs and deadlines. When you sell to us, we are the buyer, so the repairs become our job.

Is the City of Oneonta the same municipality as the Town of Oneonta?

No. Otsego County lists the City of Oneonta and the separately governed Town of Oneonta as distinct municipalities. Confirm the municipality for the actual parcel in the official record; the matching name does not make the Town a City neighborhood.
