Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

How do Cash Offer and EZ Sale compare?

Who pays Alabama deed tax and closing costs?
Alabama charges deed tax when the deed is recorded with the county probate judge: 50 cents for each $500 of taxable value, or any part of $500. The taxable value may be reduced by a mortgage or vendor's lien if Alabama mortgage tax has been paid on it; the closing attorney confirms the amount. When you sell to us, we pay the closing costs, including Alabama's deed tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.
Can I sell my Alabama house if foreclosure has started?
Often, yes, if the sale can close before the foreclosure sale. A mortgage with a power of sale lets the lender foreclose without a court case. The sale notice generally must run once a week for three successive weeks in a newspaper in the county, or an adjoining county if none is published there. After the sale, certain people have a limited right to buy the house back, called redemption. For residential property with a homestead exemption claimed in the year of sale and a mortgage signed on or after January 1, 2016, the usual period is 180 days. Other property and older mortgages generally have a one-year period. For qualifying homestead property, missing required notice can change when the redemption clock starts, but it cannot extend redemption beyond one year after foreclosure. Redeeming means paying the sale price, interest, and lawful charges, which can include improvements, taxes, and insurance. If the purchaser also owns the mortgage debt, the remaining debt and interest can be due too. A debtor or mortgagor still in possession must leave within 10 days after the purchaser's written demand or risk losing redemption rights; redemption is not extra time to stay in the house.

Can I talk about selling a house that still has a tenant?
Yes. You can call while a tenant is living there. Share what you know about the lease or other occupancy arrangement, access, and the possession timing you are considering so the written terms can address the actual situation.
Can I call about an inherited house before every estate paper is gathered?
Yes. You can start with the property address and the estate details you have. The deed, will, appointment papers, and any court order help the closing professionals confirm who has authority to sign before a sale closes.
What if the house has a lien, back taxes, or a city notice?
You can start the conversation with the notice or balance information you have. The actual payoff, lien, tax status, or code issue needs to be confirmed for the property. Our closing-cost payment does not include your mortgage, liens, back taxes, or share of current property taxes.
What should I have ready for a first conversation?
Start with the address, what you know about the house, who lives there, and the timing you have in mind. A deed, notice, lease, or estate paper can help answer follow-up questions, but you can call before you have everything gathered.

Local help
Which Ozark or Dale County office handles the question?
Ozark is the Dale County seat, but city and county offices serve different questions. For a city-facility or municipal-office question, start with the City of Ozark's facilities page. Alabama deed tax is paid when the deed is recorded with the county probate judge; use Dale County's official site to find the current county contact. Confirm the parcel boundary and the office that applies to the actual address.
