What we do with a tenant-occupied house

USA Home Buyers buys houses as-is in Paris and Henry County. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what condition the house is in and what has been hard to repair around the tenancy.

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.

If a move-out agreement could work better for everyone, tell us. We can discuss it alongside selling with the tenants in place; the sale itself does not make the tenants move.

Bring us the tenancy or access problem

A lease you are unsure how to handle, access that is hard to arrange, or repairs that keep getting put off? Call and tell us what is happening. Start with what you know; you do not need to solve the tenancy before asking about a sale.

Call 888-274-5006 and talk through the house and the situation.

What happens next

  1. 1. We discuss the house and tenancy

Tell us the Paris or Henry County address, who lives there, what the lease says, how access works, the condition and repairs, deposit records, and the timing you have in mind. If available, the lease, rent records, notices, and tenant communications can help with the conversation.

  2. 2. We put the offer and terms in writing

We'll give you a written cash offer within 24 hours.

  3. 3. The lease and handoff details are reviewed for closing

If you choose to move ahead, the lease, occupancy, access plan, any tenant notice, and security-deposit records are part of the handoff discussion. The title company handles the closing. The sale does not itself end the lease or promise vacant possession.

Local code and permit help

For a code complaint or permit question about a property inside Paris city limits, the City of Paris Building and Codes page is a local starting point. A Paris mailing address alone does not show whether a parcel is inside the city; check the address with the City or County before relying on a city office. The City page gives code-complaint and permit routes, but does not establish a rental-registration or sale-certificate rule for a particular property.

City of Paris Building and Codes

The City lists building-permit and code-complaint routes and its adopted property-maintenance code. Ask the City about the address or notice in front of you; this link does not determine whether a specific rule applies to your house.

Tennessee leases, notice, possession, and security deposits

A sale does not by itself cancel a lease or require the tenant to leave. The buyer takes the house subject to the lease and becomes the new landlord. Tennessee's Uniform Residential Landlord and Tenant Act applies only in counties that had more than 75,000 people in the 2010 census, so its rules are not statewide defaults. For a Henry County tenancy, check the lease and confirm which rules apply before relying on a notice period or deposit-transfer arrangement.

Tennessee law on which counties the Act covers

The coverage rule uses each county's population in the 2010 census. The statute names Washington and Sullivan Counties as covered examples. The notice and security-deposit rules below apply only where the Act covers the rental; do not use a notice period as a promised move-out or sale date.

Security-deposit account — Tenn. Code Ann. § 66-28-301

Where the Act applies, a landlord must keep a tenant's security deposit in an account used only for deposits and tell the tenant where that account is. Keep the deposit balance and account records with the lease for the closing handoff.

Sale notice and deposit transfer — Tenn. Code Ann. § 66-28-305

Unless the parties agree otherwise, a seller who sells in good faith is released from lease obligations for later events only after the tenant receives written notice of the sale and the deposit is transferred to the buyer. A sale alone does not end the lease or transfer possession.

Ending a month-to-month or week-to-week tenancy — Tenn. Code Ann. § 66-28-512

Where the Act applies, ending a month-to-month tenancy takes written notice at least 30 days before the rent date named in the notice. A week-to-week tenancy takes at least 10 days' written notice. A fixed-term lease and other legal protections may require a different approach. These periods do not make a tenant leave just because a house is sold.

Questions about selling a Paris house with tenants

Can I sell my Paris house while tenants are still living there?

Yes. USA Home Buyers buys houses as-is in Paris and Henry County, Tennessee, including houses with tenants in place. A sale does not by itself cancel the lease; the buyer takes the house subject to it and becomes the new landlord.

Do I have to evict the tenants before I call?

No. You can talk with us before making a move-out decision. The sale itself does not require the tenants to leave, and the lease and any applicable notice or possession process still matter.

What happens to the security deposit when the house is sold?

Keep the lease, deposit balance, and account records with the closing information. Where the Tennessee Uniform Residential Landlord and Tenant Act applies, a good-faith seller is released from later lease obligations only after the tenant receives written notice of the sale and the deposit is transferred, unless the parties agree otherwise.

How much notice does a tenant get?

The Tennessee Uniform Residential Landlord and Tenant Act’s 30-day month-to-month and 10-day week-to-week notice periods apply only where that Act covers the rental. Check the lease and the law that applies to the county before relying on a notice date; a notice period is not automatically a move-out or sale date.

What should I have ready before we talk?

Start with the property address and what you know. If available, keep the lease and any amendments, who lives there, access details, rent and deposit records, notices, repair information, and the timing you are considering nearby.
