Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

The calculator lets you change assumptions instead of relying on a headline price.
What is the difference between a Cash Offer and EZ Sale?
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you. Cash Offer — USA Home Buyers buys directly. 30 days or less. Lower price. No repairs, no commissions, no closing costs. EZ Sale — goes to one of our partners. 60 days or less. Higher price than the Cash Offer. Still no repairs, no commissions, no closing costs. Yes, partner visits.
How soon will I get a written cash offer, and when could the sale close?
We'll give you a written cash offer within 24 hours. Written offer and written terms before you commit; title-company closing. The offer is not a property-specific closing date; review the written timing and responsibilities for your house before you decide.
Who pays Tennessee realty transfer tax and closing costs?
Tennessee charges realty transfer tax when the deed is recorded: 37 cents for each $100 of the greater of the price paid or the property's value. State law makes the buyer responsible for the tax, which the county Register of Deeds collects for the state. When you sell to us, we pay the closing costs, including Tennessee's realty transfer tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.
Can I sell a Tennessee house while it is in foreclosure?
Often, yes, if you close before the foreclosure sale. Many Tennessee home loans use a deed of trust. When it includes a power of sale, the trustee can sell the house at a public auction without a court case. Under the usual notice rules in effect since July 1, 2025, the sale notice must run at least two times in a newspaper published in the county. The first newspaper notice must be at least 20 days before the sale. The notice must also be posted online by a third-party internet posting company for at least 20 days in a row. The trustee must mail you a copy of the notice by registered or certified mail by the date of the first newspaper notice. Unless the loan papers forbid it, the sale can be postponed one or more times without a new newspaper notice. The sale must still happen within one year of the original date. Each new date must be announced at the scheduled sale. It must also be posted online, unless the delay is less than five days. If the sale is pushed back more than 30 days, the new date, time and place must be mailed to you at least 10 days before the sale. For a sale under a deed of trust or mortgage without a court judgment, Tennessee law gives a two-year right to redeem unless the deed of trust or mortgage expressly waives it. A court-ordered sale has different rules. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.
Can I sell an inherited Tennessee house before the estate is finished?
Often, yes, once the right people sign. In Tennessee, a house usually passes at death straight to the heirs, or to the people named in the will. The exception is a will that says the house is to be handled as part of the estate, under the personal representative's control. The personal representative is the person the probate court appoints to handle the estate. When there is a will, this is usually the executor it names. The court's letters are the proof of that person's authority. If the will puts the house under the personal representative's control or gives that person the power to sell it, the personal representative can usually sign. Otherwise, the heirs or beneficiaries who now own the house generally all need to sign the deed. If the estate's other assets can't pay its debts, the personal representative or a creditor can ask the court to order the house sold. Everyone with an interest in the house is made part of that court case. Tennessee's small-estate process covers only personal property, not a house. Estate debts can still affect the sale, so the closing attorney or title company will confirm who must sign.
Can I sell a Tennessee rental house with tenants living in it?
Yes. A sale doesn't cancel the lease. The buyer takes the house subject to it and becomes the new landlord. Bring the lease, rent and deposit records, access details, notices, and possession expectations into the sale discussion. Tennessee's Uniform Residential Landlord and Tenant Act applies only in counties that met its 2010 population threshold, so the rules can depend on the county and the tenancy.
Can I sell a Paris house with an open code notice?
A sale may be possible, but an open order or city charge still needs attention. Tennessee law lets cities adopt rules for buildings that are unfit to live in or use. After notice and a hearing, a city can order repairs or close a building; if repairs cannot be made at a reasonable cost, it can order demolition. If the city does the work, the cost can become a lien collected with property taxes. Selling the house does not make that lien go away. Ask the City of Paris and the closing attorney what is open for the address.
Which office handles Paris and Henry County property-tax questions?
The City of Paris says City and Henry County property taxes appear on a combined statement with separate taxing lines, and payments go through the Henry County Trustee. The City and County are separate jurisdictions, so check the bill and the parcel rather than assuming a city or county tax amount from a mailing address.
Does a Paris mailing address show that a house is inside the city limits?
No. A Paris mailing address does not by itself establish whether a parcel is inside the City of Paris. The City has a zoning map and Henry County has a separate GIS and property-search route; use the address or parcel with the appropriate office to check jurisdiction.
Can I sell a Paris house with a mortgage, lien, or back taxes?
You can start the conversation, but an offer does not automatically pay or remove a mortgage, lien, or tax balance. Your mortgage, liens, back taxes, and share of current property taxes are separate from the closing costs we pay. The title company and the relevant office can confirm the actual payoff, record, or tax balance for the property.
What should I have ready for a first conversation?
Start with the property address, what you know about its condition, who lives there, and your timing. A deed, lease, estate paper, tax notice, payoff statement, lien notice, or foreclosure notice can help answer the next question, but you can call before you have every document gathered.
