What we do

You don't need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. Tell us about the property and tenancy.

If helping the tenants move would work better for everyone, we can talk through that with you. You do not need to arrange a move before calling.

We talk about the house as it stands, who lives there, and what you want to happen with the tenancy.

Bring us the problem

A lease that is ending, access problems, repairs, or questions about a tenant moving? Tell us what is going on, and we can talk it through with you.

Call 888-274-5006 and tell us about the property and tenancy.

What happens next

First we talk through the house, the lease, who lives there, and what you want from the sale. Then we work through the tenancy handoff and closing with you.

  1. 1. Talk through the house and tenancy

We discuss the house, lease, occupancy, access, condition, and the timing you have in mind.

  2. 2. Review the written cash offer and terms

You get a written offer and written terms before you commit, and we close through a title company. When you sell to us, we pay the closing costs, including Iowa real estate transfer tax.

  3. 3. Work through the handoff and closing

We talk through the occupied house and the lease and deposit handoff with you before closing. The tenant can remain in the house after the sale.

Iowa tenant rights, notice, and security deposits

The lease continues after a sale, and the buyer becomes the successor landlord with rights and obligations for the tenant's rental deposit. A sale does not require the tenant to move. If a tenant is to move, the lease and applicable notice and possession rules still apply.

Choose how to handle the security deposit

When your interest as landlord ends, you or your agent must, within a reasonable time, either transfer each deposit—minus lawful deductions—to the buyer and notify the tenant of the transfer and the buyer's name and address, or return the deposit—minus lawful deductions—to the tenant. Doing either ends your deposit liability.

If a tenant does not object within 20 days after written notice of the amount transferred, the buyer's duty to return the deposit is limited to that amount. The written transfer notice must include a stamped envelope addressed to the buyer.
