What the numbers mean

Compare the market with your home’s condition

A median sale price summarizes completed sales for its stated place and period; Zillow's typical home value is modeled. Use those measures as a starting point, then weigh the condition and repair needs of your own house.

Tenant occupancy, access, and timing also affect which option may fit. Compare an as-is sale with the costs of listing, repairs, or waiting. Not sure? Call us — we’ll sort it out with you.

Local selling costs

Include Washington real estate excise tax in the closing figures

Washington calls its transfer charge real estate excise tax (REET). The Department of Revenue says the seller generally pays it; if the seller does not, the buyer is responsible, and unpaid REET can become a lien on the property. The state rate is graduated by taxable selling price and classification, and applicable local REET adds to it. The exact amount depends on the property’s location and transaction. Your settlement agent confirms the current rate, any exemption, and the amount shown on the REET affidavit and settlement statement.

When you sell to us, we pay the closing costs, including Washington real estate excise tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

What you may keep

Sale price and money left after costs are different numbers

Compare a realistic sale price or written offer with your mortgage payoff, liens, back taxes, current property-tax share, REET and other closing costs, repairs or cleanout, listing costs if you list, and the bills you carry while waiting. The amount left after costs is not the top-line sale price.

Just an estimate — the actual number could be more or less depending on the home's condition.

Port Angeles market report questions

How can I compare market measures with my house?

Use home-value and sale-price measures as a starting point, then consider your home’s condition, repairs, tenant occupancy, access, and timing. The calculator below helps compare selling costs and what may be left after a sale.

Who pays Washington real estate excise tax when a house sells?

The Washington Department of Revenue says the seller generally pays real estate excise tax (REET). If the seller does not pay, the buyer is responsible, and unpaid REET can become a lien on the property. State and applicable local rates affect the amount. When you sell to us, we pay the closing costs, including Washington real estate excise tax. Your mortgage, liens, back taxes, and share of current property taxes are separate.

Can I sell a Port Angeles house that needs repairs or has tenants?

Yes. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Repairs, tenant occupancy, access, and timing can still affect the comparison for your property.

Is the sale price the amount I will keep?

No. Compare the sale price or written offer with your mortgage payoff, liens, back taxes, current property-tax share, selling costs, repairs or cleanout, and the bills you carry while waiting. The calculator lets you change planning assumptions; its result is an estimate, not an offer.
