How we help with a foreclosure sale

If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

You get a written offer and written terms before you commit, and we close through a title company.

No agent commissions when you sell to us. No fees. When you sell to us, we pay the closing costs.

We work with you and the title company to get the lender's payoff and title details ready for closing.

Mortgage foreclosure and tax sales have different deadlines

A Missouri home loan secured by a deed of trust can be foreclosed through a trustee's sale without a court case. The sale takes place in the county where the property is, and Missouri requires at least 20 days' notice, published in a newspaper and mailed to the owner of record. RSMo §443.310 — sale location and notice, §443.320 — publication, and §443.325 — mailed notice explain the notice rules.

Unpaid property taxes go through a separate county delinquent-tax-sale process. Raymore is in Cass County, where the County Collector handles property-tax billing and provides delinquent-tax-sale information. The notice you received tells you which sale and date you are facing.

You don't need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront.

If the lender or someone acting for it buys the house at a trustee's sale, you may redeem within one year. To keep that right, you must give written notice of intent at the sale or within 10 days before it, then file a court-approved bond within 20 days after the sale. RSMo §443.410 — redemption and §443.420 — notice and bond set out those requirements.

If the payoff is the problem

Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.

What happens next

Call or use the form. We review the sale notice with you, get the written offer and terms in front of you, and work with the title company on title and payoff details.

Close as fast as 7 days when title and closing details allow.

It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.
