Compare what you keep, not just the sale price

Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Useful questions
Rockland seller questions, answered
Can I sell a Rockland house as-is if it needs work?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what needs work, what access is available, and whether anyone lives in the house; you can start with the condition you know today.
How do I compare what I might keep from a sale?
The sale price is not the amount you keep. Net proceeds are what remains after selling costs and amounts due. Compare the written numbers with the repairs, selling costs, carrying costs, mortgage payoff, liens, and current property-tax share that apply to your house. The calculator is an estimate you can adjust, not an offer for your property.
How do Cash Offer and EZ Sale compare?
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.
How soon can I get a written cash offer?
We give written cash offers in 24 hours. We can start with the address and the details you already know about the house, who lives there, and your timing.
How does Maine real estate transfer tax work when I sell?
Maine charges $2.20 for each $500 of value, or fraction of $500, when a deed transfers real estate. By law, the seller and buyer split the tax evenly. Since November 1, 2025, value above $1,000,000 has an additional $3.80 for each $500; most homes are not affected by that extra rate. Some transfers qualify for exemptions, but exemptions have conditions. When you sell to us, we pay the closing costs, including the real estate transfer tax. Mortgage balances, liens, back taxes, and your share of current property taxes remain separate.
Can I sell my Maine house while it is in foreclosure?
Often, yes, but the important deadline comes before the public sale. Maine foreclosures go through court. For a home loan on the house you live in, the lender must first give written notice and at least 35 days to catch up. After you are sued, if you live in a 1–4 unit home, you can ask for mediation through the court's Foreclosure Diversion Program within 20 days of receiving the court papers. If mediation is scheduled, no final judgment can issue until the mediator's report is done. If the court rules for the lender, you usually have a 90-day redemption period from the judgment to pay what the court says is owed. When that period ends, your right to pay off the loan ends. The lender then advertises a public sale, held 30 to 45 days after the first advertisement. If the court has entered a foreclosure judgment, tell us the date right away so we can try to close before the redemption period ends.
Can I call before I have all the paperwork?
Yes. You can call with a question before every document is gathered. Start with the Rockland property address, what you know about its condition, who is living there, and any timing or notice you are working with. A deed, court paper, tax account, or other record may help answer the next question, but you do not need to have everything figured out before calling.
