Compare the choices

Listing or selling directly: compare the work and what you keep

List with an agent or sell on your own

A listing may fit if you want to reach retail buyers and have time to prepare the house, arrange photos and showings, and work through inspections, financing, and negotiations. Compare the likely net after the repairs, cleaning, agreed commissions, concessions, bills while you wait, and other costs that apply to your property—not only the asking price.

Sell directly, as-is

We review the house in its current condition. You do not need to repair, clean, or clear it out to sell to us. Compare the written price and terms with the work, time, and costs you would otherwise take on.

Cash Offer or EZ Sale: compare the written numbers

Cash Offer and EZ Sale are separate options. Compare their written numbers with a listing plan and use the calculator to see how costs and property obligations affect what you may keep.

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Rockland neighborhoods, permits, and property records

Rockland neighborhoods and the harbor

Rockland's 2022 Comprehensive Plan describes a mixed-use downtown and harbor area, with residential areas including Central Historic, Jameson Point, and South End. The City uses these as planning-area names; when we review a house, we focus on its condition and circumstances, not just its neighborhood label.

Multi-unit sales may have a City inspection route

Rockland describes a pre-conveyance inspection and Certificate of Habitability or Temporary Certificate of Habitability route for multifamily properties with three or more units and residential condominium units in buildings with three or more units. For a specific property, the City can confirm whether the route applies.

Closing questions

Check who can sign, selling costs, and any deadline

Who can sign for an inherited Maine house?

Yes. Once Maine's Probate Court appoints a personal representative and issues letters of appointment, that representative can generally sell estate land unless the will or a court order limits that authority. The title company confirms the signer and required papers for the property. If appointment or authority is unclear, an estate attorney can advise you.

Maine real estate transfer tax

Maine taxes each deed that transfers real estate at $2.20 for every $500 of value or fraction of $500. By law, the tax is split evenly between seller and buyer. On a $100,000 sale, 200 units equal $440 total, or $220 each. Since November 1, 2025, the part of the value above $1,000,000 has an additional $3.80 per $500 or fraction of $500. The Knox County Registry of Deeds calculates and collects the tax from the declaration filed when the deed is recorded.

Some transfers are exempt under specific conditions; a regular sale to a buyer usually does not qualify. When you sell to us, we pay the closing costs, including the real estate transfer tax. Your mortgage, liens, back taxes, and your share of current property taxes are separate.

Maine mortgage-foreclosure deadlines

Often, you can still sell, but the deadline comes before the public sale. Maine mortgage foreclosures go through court. These general steps do not set the dates for a particular case; read the court papers and confirm your case status.

  1. Notice to catch up: For a home loan on the house you live in, the lender must first give written notice and at least 35 days to catch up.
  2. After the lawsuit starts: If you live in a 1–4 unit home, you can ask for mediation through the court's Foreclosure Diversion Program within 20 days of getting the court papers. If mediation is scheduled, no final judgment can issue until the mediator's report is done.
  3. After judgment: If the court rules for the lender, you usually have 90 days from the judgment to pay what the court says is owed. A sale that closes during this redemption period may pay that amount.
  4. After redemption ends: Your right to pay off the loan ends. The lender then advertises a public sale, held 30 to 45 days after the first advertisement. That later sale is not the redemption deadline.

If the court has entered a foreclosure judgment, tell us the date right away so we can try to close before the redemption period ends.

Read the Maine statutes on notice and right to cure, foreclosure mediation, judgment and redemption, and public sale after redemption, plus the Judicial Branch's Foreclosure Diversion Program information.
