What we do
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs, including Michigan state and county real estate transfer taxes. Your mortgage, liens, back taxes, and share of current property taxes are separate.
Tell us what is making the sale difficult
Lease timing, tenant access, repairs, or a move-out conversation getting in the way? Tell us what is happening with the house and tenancy. Not sure? Call us — we'll sort it out with you.
Call 888-274-5006 and tell us what is happening.
What happens next
We talk through the house, who lives there, the lease, access, condition, and what you want to happen. You do not have to decide on a move-out plan before we talk.
We give you a written cash offer within 24 hours. You get a written offer and written terms before you commit, and we close through a title company.
Close as fast as 7 days when title and closing details allow.
Local building and inspection help
The right permit office can depend on the property address. Chippewa County's Building Department publishes building-permit and construction-inspection information. Not sure which office covers the house? Call us — we'll sort it out with you.
Michigan leases, notice, possession, and security deposits
The lease after a sale
An ordinary sale generally leaves the existing lease in place, and the buyer takes the house subject to the remaining lease term. Selling by itself does not make the tenant move. The Michigan Judicial Institute explains how an existing tenancy affects a new owner in its Residential Landlord-Tenant Law Benchbook.
Notice and possession
Notice depends on the tenancy and why it is ending. MCL 554.134 generally gives one month's notice to end a tenancy at will or by sufferance, or the rent-payment interval when rent is due more often than every three months. It allows written seven-day notice for unpaid rent and sets a one-year notice period for a year-to-year tenancy. The lease and reason for ending the tenancy matter. Read Michigan's termination-notice law.
A notice is not a court judgment for possession. If a tenant stays and you seek possession through court, MCL 600.5744 calls for a judgment for possession followed by a writ of restitution carried out by an authorized court officer or sheriff. Read the Michigan possession statute.
Security deposits
The deposit typically transfers with the house at closing, though the sale terms can handle it another way. If you transfer the deposit to the new owner, Michigan law ends your responsibility once you notify the tenant in writing by ordinary mail of the transfer and the new owner's name and address. Michigan law also ends that responsibility if the new owner takes over the deposit duties or the deposit is returned. Read MCL 554.614 on security-deposit responsibility.
What our sellers say
“LISTEN, PROPERTY TAXES GOT TOO HIGH FOR MY FIXED INCOME. SOLD IT TO THEM. WALKED AWAY WITH CASH. GLAD IT'S OVER.”
“Facing foreclosure ... Very stressful time... They handled it professionally and got me out of the debt...”
“no open houses. no realtors tracking dirt in. just a straight cash sale for our house so we could move. Glad it's over.”
Questions about selling a tenant-occupied house
Can I sell my house while tenants are still living there?
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
Does selling the house end the lease or make the tenant move?
An ordinary Michigan sale generally leaves the existing lease in place, and the buyer takes the house subject to the remaining lease term. Selling by itself does not make the tenant move.
How much notice does Michigan require to end a tenancy?
Michigan law sets different notice periods by tenancy and reason. MCL 554.134 generally gives one month’s notice to end a tenancy at will or by sufferance, or the rent-payment interval when rent is due more often than every three months. It allows a written seven-day notice for unpaid rent and sets a one-year notice period for a year-to-year tenancy. The lease and reason for ending the tenancy matter.
What happens to the security deposit when the house sells?
The security deposit typically transfers with the house at closing, though the sale terms can handle it another way. If you transfer it to the new owner, Michigan law ends your responsibility once you notify the tenant in writing by ordinary mail of the transfer and the new owner’s name and address.
What if the tenant stays after the tenancy ends?
If you seek possession through court, a court judgment for possession is followed by a writ of restitution carried out by an authorized court officer or sheriff. MCL 600.5744 describes that process.
