How we help with a foreclosure sale
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
You get a written offer and written terms before you commit, and we close through a title company.
No fees. No agent commissions when you sell to us.
When you sell to us, we pay the closing costs, including Virginia state and local recordation taxes, grantor tax and any applicable regional WMATA capital fee, regional congestion relief fee or regional transportation improvement fee.
Mortgage foreclosure and tax-sale deadlines are different
Virginia home foreclosures are usually trustee’s sales under a deed of trust: the trustee auctions the house without a court case. For an owner-occupied home, written notice of the sale generally must go to the owner at least 60 days ahead; for other property, the notice period is generally 14 days. The sale must be advertised in a local newspaper. A trustee can postpone a sale, and a postponed sale must be advertised again. Until you have a new date in writing, plan around the date on your notice. Plan to close and pay off the loan before the trustee’s sale; once the trustee sells the house, don’t count on buying it back.
A sale for unpaid real-estate taxes is a separate process with its own notices and deadlines. The trustee-sale notice periods above are not tax-sale deadlines. If your notice is about a Henrico County real-estate tax account, the county’s Treasury Division can answer account questions.
If the payoff is the problem
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
We can review the payoff with you and the title company as part of working toward a closing.

You may still be able to sell if the sale closes and pays off the loan before the trustee's sale.
Is a mortgage foreclosure the same as a tax sale?
No. A Virginia mortgage foreclosure is usually a trustee’s sale under a deed of trust. A sale for unpaid real-estate taxes is separate, with its own notices and deadlines; the trustee-sale notice periods do not apply to a tax-sale notice.
