What we do
We buy houses in Short Pump with tenants still living there. You do not need to make repairs, clean or empty the house to sell to us.
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
Sometimes helping tenants move works better for everyone. We can talk through the lease and whether cash-for-keys fits the situation.

Tenant rights, notice and security deposits
A sale does not cancel the lease. The buyer takes over as landlord and can enforce the lease; tenants keep its protections. If you want a tenancy to end, the lease and Virginia’s notice rules apply. See Virginia’s landlord-tenant law and the rules for ending a tenancy.
Virginia requires the landlord to tell tenants about the sale and give them the buyer’s name, address and phone number. The requirement is in Virginia Code §55.1-1216.
When ownership transfers, the seller must hand the buyer the tenants’ security deposits and any interest earned. If a property manager holds the deposits, the owner must ask for them in writing before closing, and the manager must tell each tenant when the deposit goes to the new owner. The new owner must return any deposit owed when the tenancy ends, even if the deposit was not passed along. See Virginia Code §55.1-1606 and §55.1-1607.
