How we help you work toward closing
You get a written offer and written terms before you commit, and we close through a title company. We work with the title company on ownership, the mortgage payoff, liens, and closing details. Our signed agreement gives us a way to ask the court to postpone the foreclosure sale while that work moves forward.
New York Courts explain the foreclosure judgment and referee's sale process in their foreclosure guidance.
Mortgage foreclosure or property-tax sale?
A mortgage foreclosure is a lender's court case. Unpaid property taxes can lead to a separate tax sale, with its own notice and deadline. Our agreement's postponement request is for the mortgage foreclosure sale; it does not change a separate tax-sale deadline. If you have a tax notice too, call us and we'll help sort it out separately from the mortgage payoff.
If the payoff is the problem
Think the payoff is more than the house is worth? Ask us — we've gotten lenders to come down before.
What happens next
- Talk with us. We discuss the Sidney property, your foreclosure notice, and the scheduled sale date.
- Review written terms. We look at the house as-is and give you a written offer and terms before you decide.
- Work through title and payoff. The title company reviews ownership, the current payoff, liens, and the requirements for closing. We use the agreement to ask for a postponement while those details are being resolved; the scheduled sale date stays in place until the court grants the request.
- Work toward closing. When you sell to us, we pay the closing costs, including New York State real estate transfer tax and any applicable local real estate transfer taxes. No fees. No agent commissions when you sell to us. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate settlement items.
Close as fast as 7 days when title and closing details allow.
It's real estate. Sometimes there are bumps in the road. We won't disappear when that happens, and we'll be fighting to get this to the closing table.

Questions about foreclosure in Sidney, NY
Can I buy my house back after a New York foreclosure auction?
No. After the New York foreclosure auction, you have no right to buy the house back.
What happens to back taxes and liens if I sell to you?
You don't need to pay off your back taxes before we settle. We buy houses with back taxes and liens — payoffs get handled through the closing, not by you upfront. Mortgage balances and your share of current property taxes are separate settlement items.
What our sellers say
“Facing foreclosure ... Very stressful time... They handled it professionally and got me out of the debt...”
“I was four months behind on my mortgage and the notices were stacking up. I didn't even know I could sell and still come out with money. USA Home Buyers explained the whole thing, the offer was fair, and we closed before things got worse. Huge weight off my shoulders.”
