What we do with the house and its contents

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is.

The family can keep the belongings it wants. We can agree in writing on what stays with the house, so you do not need to arrange a cleanout before selling to us.

Property taxes, insurance, utilities, and upkeep can keep adding bills while an estate owns a house. A sale can stop those future carrying costs after ownership transfers.

What happens next

Start with a conversation about the Sidney property, its condition, what is in the house, who is involved, and the timing you have in mind. You can share what you know without having every estate paper ready.

  1. We talk through the house and the sale questions that matter to you.
  2. You get a written offer and written terms before you commit, and we close through a title company. No fees. No agent commissions when you sell to us.
  3. Close as fast as 7 days when title and closing details allow.

New York estate rules and taxes

In New York, an executor or administrator appointed by Surrogate’s Court can generally sell estate property during administration, subject to the will and court restrictions. Being named executor in a will is not the same as being appointed by the court. See New York Estates, Powers and Trusts Law § 11-1.1 and Surrogate’s Court Procedure Act § 703.

If the will leaves the house to a specific person, that person’s agreement or a court order is usually needed. Some estate cases also require court approval before real estate can be sold under Surrogate’s Court Procedure Act § 1902. A valid transfer-on-death deed can pass a New York home outside probate. A release of the New York State estate-tax lien is generally needed to close; see the New York State Department of Taxation and Finance guidance.

New York State real estate transfer tax is $2 for each $500 of the sale price, or part of $500, when the price exceeds $500. The seller normally pays this base tax, but the sale agreement can provide otherwise. Local transfer taxes may add to it. A separate 1% mansion tax applies to residential sales of $1 million or more and is normally paid by the buyer. When you sell to us, we pay the closing costs, including New York State real estate transfer tax and any applicable local real estate transfer taxes. The estate’s mortgage, liens, back taxes, and share of current property taxes are separate from the closing costs we pay. See the New York State transfer-tax guidance.

Questions about selling an inherited house in Sidney, NY

Can an estate sell a New York house before administration is finished?

An executor or administrator appointed by Surrogate’s Court can generally sell estate property during administration, subject to the will and court restrictions. No. Surrogate’s Court appoints the executor or administrator. Once appointed, that person can generally sell estate property during administration, subject to the will and court restrictions.

Do I have to put the house in my own name before selling?

You can sell in the estate's name once the estate is opened — no need to put the house in your own name first. If you need an estate attorney, we can help you find one.

Do I need to repair or empty the house first?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
