Compare what you keep, not just the sale price
Net proceeds are what remains after sale costs and amounts due. Change the assumptions for your house in the calculator, then compare the written Cash Offer and EZ Sale terms before you choose what works for you.
Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Spearfish seller questions, answered
Do I need to repair, clean, or empty my Spearfish house before selling to you?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what the house needs and compare the written options before deciding.
How do I compare what I might keep from a sale?
The sale price is not the amount you keep. Net proceeds are what remains after sale costs and amounts due. Use the calculator with assumptions for your house, then compare the written numbers for the sale paths you are considering.
How do Cash Offer and EZ Sale compare?
The Cash Offer is a direct purchase by USA Home Buyers, with a listed term of 30 days or less and a lower price. EZ Sale goes to one of our partners, with a listed term of 60 days or less and a higher price than the Cash Offer. Both have no repairs, no commissions, and no closing costs. Compare the written numbers and responsibilities for your house.
What paperwork do I need before I call?
You do not need every paper gathered before the first conversation. Start with the property address and the question you have. An estate appointment, lease, or foreclosure notice can affect who signs or the timing, but you can call before you have everything figured out. We provide written offer terms before you commit, and closing is through a title company.
Who pays South Dakota’s real-estate transfer fee?
South Dakota charges 50 cents for each $500 of value or fraction of $500. The grantor—the person transferring the property—is legally responsible unless an exemption applies. A deed or contract for deed generally must include a Certificate of Value for recording. When you sell to us, we pay the closing costs, including the South Dakota real-estate transfer fee. The mortgage, liens, back taxes, and your share of current property taxes are separate.
Can I sell a house while a South Dakota mortgage foreclosure is underway?
A sale may still be possible, but a sale agreement does not move legal deadlines by itself. South Dakota allows foreclosure by court action and, when the mortgage contains a power-of-sale clause, by advertisement. An advertisement sale requires publication at least weekly for four successive weeks, written notice to the borrower and affected lienholders at least 21 days before sale, and a sheriff-run public auction in the county where the property is located. A borrower may require foreclosure by court action after advertising begins. The ordinary redemption period is one year after sale; a mortgage with the statutory 180-day clause can have a shorter period, including 60 days if the property is abandoned.
Can an inherited South Dakota house be sold before probate ends?
Usually, yes. Once appointed, a personal representative—the person authorized to administer the estate—may sell estate property at public or private sale unless the will or a court order restricts that authority. If the property’s fair-market value is not readily ascertainable, at least 14 days before closing the representative must give written sale information to each person who filed a demand for notice. That notice identifies the property, buyer, price, payment terms, and any security for deferred payment. The appointment and authority determine who can sign; if you need an estate attorney, we can help you find one.
Can I sell a Spearfish house while a tenant is living there?
A sale does not by itself end a stated lease; the lease and South Dakota tenancy rules govern possession and notice. If the rental term is not specified, a statutory renewal or termination-notice rule may apply. After the tenancy ends and the tenant provides a mailing address or delivery instructions, the residential deposit must be returned or written reasons for withholding it must be given within 21 days.
Can I sell a house with an open code notice or repair order?
A pending notice or order is not, by itself, proof that a deed cannot be sold. The issuing office and the actual notice control repair deadlines, permits, occupancy limits, assessments, and any lien. When you sell to us, we're the buyer, so the repairs become our job. That is about the physical repair work, not a transfer of legal responsibility for the order; the sale does not clear it or change the issuing office's requirements.
What happens to a mortgage, lien, or back taxes when I sell?
Those amounts are separate from the closing costs we pay. Your mortgage, liens, back taxes, or share of current property taxes are separate from the closing costs we pay; the actual balances and sale terms determine what is due at closing.

Local help
Which local office handles the question?
For a city permit or code question, contact Spearfish Community Development at City Hall, 625 N. 5th Street, Spearfish, SD 57783. Lawrence County Planning & Zoning handles land-use questions in the unincorporated county. A Spearfish mailing address alone does not show whether a property is inside city limits.
