We buy the house and handle the contents

Sell an inherited house without cleanout, repairs, or hauling away a lifetime of belongings — we take it as it is.

Take the belongings you want to keep. We can discuss what remains and describe the contents in the written terms before you decide.

What happens next

  1. Tell us about the Stanford property, its condition, the contents, and the timing you have in mind.
  2. We review the details with you and put the price and terms in writing before you commit.
  3. If you choose to sell, a title company handles the closing. The title company or a qualified attorney can confirm the estate documents and who may sign.

Signing from another location

Sell from anywhere in the country — we can send a notary to you, and you don't have to attend settlement or even visit the property.

Compare what you may keep

Use the Stanford net-proceeds calculator to compare an estimate with the costs and assumptions you enter. It is a starting point for comparing options, not a property-specific closing statement.

For a citywide reference, Zillow's typical home value is $211,970 (As of September 2026; Zillow typical home value for Stanford, KY). It is market context, not a value for this house.

Kentucky estate rules and taxes

Who can sign an estate sale?

The signer starts with the court-appointed personal representative — the executor or administrator. The will can give that person power to sell real estate, in which case a separate court order is usually not needed. If the will does not give that power, the representative asks the District Court for an order granting it, with notice to everyone who has an interest in the house. The order must be final and the appeal period must expire before the property can be conveyed under that order; a certified copy is recorded with the deed. See KRS 395.015, KRS 395.195, KRS 389A.010, and KRS 389A.015.

A surviving spouse may have rights in the house even if not named on the deed. Kentucky's surviving-spouse rules changed effective July 15, 2026; see KRS 392.020.

Inheritance and transfer taxes

Some heirs may owe Kentucky inheritance tax, though close family is exempt. The Kentucky Department of Revenue explains the tax.

Kentucky's real estate transfer tax is 50 cents for each $500 of value, or fraction of $500 — about 0.1%. The law makes the grantor (seller) responsible; recording fees are separate. KRS 142.050. When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. A mortgage payoff, liens, back taxes, and your share of current property taxes remain separate.

Questions about selling an inherited house in Stanford, KY

Can I sell an inherited Stanford house before probate is finished?

Sometimes. A court must first appoint a personal representative. If the will gives that representative power to sell real estate, a separate court order is usually not needed. Without that power, the representative asks the District Court for an order; the order must be final and the appeal period must expire before the house can be conveyed.

Who can sign for an inherited Kentucky house?

The court-appointed personal representative (executor or administrator) is the starting point. The will may give that person authority to sell real estate. If it does not, the representative needs a District Court order granting that authority, with notice to people who have an interest in the house. A surviving spouse may also have rights even if not named on the deed.

Do I have to clean out or repair the house first?

No. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. You can take the belongings you want to keep; we can put the arrangement for anything left in the written terms.

Can I sell from outside Kentucky?

Sell from anywhere in the country — we can send a notary to you, and you don't have to attend settlement or even visit the property.
