Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Useful questions
Stanford seller questions, answered
What will I keep after selling my Stanford house?
Your sale price is not the amount you keep. Net proceeds are what remains after sale costs and balances tied to the house, such as repairs, commissions, mortgage payoff, liens, back taxes, and your share of current property taxes. Compare the costs that apply to your property instead of only the headline prices.
Do I need to repair, clean, or clear out my house before selling to you?
No. USA Home Buyers buys houses as-is in Stanford, Kentucky and Lincoln County. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
What is the difference between a Cash Offer and EZ Sale?
A Cash Offer is built for speed, condition, and tough situations, including heavy repairs or a tight timeline. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, compare the written numbers and choose what works best for you.
How soon will I get a written cash offer, and can I review the terms first?
We give written cash offers in 24 hours. You can read the written offer and written terms before you decide. If you choose to sell, closing is through a title company; review the closing timing in the written terms for your property.
Who pays Kentucky real estate transfer tax and closing costs?
Kentucky real estate transfer tax is 50 cents for each $500 of value or fraction of $500, about 0.1%. State law assigns the tax to the grantor—the seller—and the county clerk collects it before the deed can be recorded. Some transfers are exempt, and recording fees are separate; the title company can confirm whether an exemption applies to your sale. When you sell to us, we pay the closing costs, including the Kentucky real estate transfer tax. Your mortgage balance, liens, back taxes, and share of current property taxes are separate.
Can I still sell my Kentucky house while foreclosure is pending?
A sale may still be possible if the loan can be paid off before the sale. Kentucky foreclosures go through circuit court: the lender files a lawsuit, and if it wins a judgment, the court orders the house sold at a public auction run by the master commissioner. By court rule, the commissioner generally must hold the sale within 90 days after the case is referred; two disinterested people appraise the house first, and the sale is advertised at least once, 7 to 21 days before the auction. The court must confirm the sale before the buyer gets a deed. If the house sells for less than two-thirds of its appraised value, the owner can redeem it within six months by repaying the sale price plus 10% interest and certain costs. Check the current court schedule and payoff for your case; an agreement does not automatically change a court deadline.
