Mortgage foreclosure and sheriff sale
Pennsylvania mortgage foreclosure proceeds through a court action and can move toward execution and a sheriff sale. An agreement of sale alone does not pause the date. Under Pennsylvania Rules of Civil Procedure 3129.3 and 3183, postponement and a stay of execution go through the plaintiff, sheriff, and court process. A stay may require the plaintiff’s written direction to the sheriff, a legal right under statute, or a court order.
Confirm promptly with the plaintiff or sheriff that the sale date actually changed. If the sale has already taken place, this before-sale path no longer applies; ask a Pennsylvania foreclosure attorney to review the status.
