Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Tuckahoe seller questions, answered
Can I sell a Tuckahoe house that needs repairs?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.
Can I see the offer and terms before I decide?
You get a written offer and written terms before you commit, and we close through a title company.
How soon will I get a written cash offer?
We give written cash offers in 24 hours.
How soon can a sale close?
Close as fast as 7 days when title and closing details allow.
What will I keep after the sale?
The sale price is not the same as the amount you keep. Repairs, selling costs, and the time you carry the house can change what remains. A mortgage payoff, liens, back taxes, and your share of current property taxes are separate amounts.
What costs and Virginia taxes apply when I sell to you?
Virginia taxes the deed when it is recorded. By law, the seller pays grantor tax: 50 cents for each $500 of the greater of the sale price or value, about 0.1%. The sales contract can shift who pays. State recordation tax is separate, and local recordation tax may apply. Exemptions and transfers with little or no consideration can change the amounts; the settlement agent confirms the figures. No fees. No agent commissions when you sell to us. When you sell to us, we pay the closing costs, including Virginia state and local recordation taxes, grantor tax and any applicable regional WMATA capital fee, regional congestion relief fee or regional transportation improvement fee. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.
Can I sell a house with tenants still living there?
You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone.
Can I sell before a Virginia trustee's sale?
Often, yes, if the sale closes and pays off the loan before the trustee's sale. Virginia home foreclosures are usually trustee's sales under a deed of trust, when the trustee auctions the house without a court case. For an owner-occupied home, written notice of the sale generally must go to the owner at least 60 days ahead; for other property, generally 14 days. The sale must also be advertised in a local newspaper. Plan to close and pay off the loan before the trustee's sale, and do not count on buying the house back afterward. Until you have a new date in writing, plan around the one on your notice. Call us right away so we can get started.
