Compare what you keep, not only the sale price
Net proceeds are what remains after the costs attached to the sale. Repairs, commissions, cleanout, carrying costs, taxes, mortgage payoff, and liens can change the comparison. Use assumptions for your house rather than treating a market average as a property-specific offer.

We have two ways to buy. Compare the Cash Offer and EZ Sale terms and written numbers, then choose what fits your house.
Cash Offer or EZ Sale: compare the written numbers
The useful comparison is what you keep after each path's costs. Change the assumptions for your Vallejo house in the calculator, then compare the program terms and written numbers.
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Vallejo seller questions, answered
Can I sell my Vallejo house as-is?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what work the house needs and what you know about access, occupancy, and timing; you do not need to finish repairs or clean out before asking about a sale.
How much will I keep if I sell my Vallejo house for cash?
There is no fixed amount or percentage for every house. Compare what remains after the sale price and the costs of each path, including repairs, commissions, concessions, cleanout, carrying costs, mortgage payoff, liens, taxes, and the time you keep the property. Just an estimate — the actual number could be more or less depending on the home's condition.
What is the difference between a Cash Offer and EZ Sale?
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.
How soon can I get a written cash offer, and can I see the terms first?
We give written cash offers in 24 hours. Written offer and written terms before you commit; title-company closing. Read the written price, responsibilities, timing, and property-specific costs before deciding.
Who pays closing costs and California documentary transfer tax?
When you sell to us, we pay the closing costs, including the county documentary transfer tax and any city transfer tax. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate. California counties charge documentary transfer tax of $0.55 for each $500 of taxable consideration, or fraction of $500, when consideration is over $100; a lien or loan that remains on the property after the sale is not counted as consideration for this tax. A city may take half of the county rate as its own share, credited against the county tax, while some cities add a larger tax on top. The purchase agreement can allocate the cost, and some transfers are exempt. Have the title company or escrow confirm the property’s county, any city tax, and the taxable amount.
Can I still sell if a California trustee’s sale is scheduled?
Often, yes. California home loans commonly use a deed of trust, so most foreclosures are nonjudicial: there is no lawsuit, and the trustee named in the deed of trust runs the process. The trustee records a notice of default. After a 90-day cure period, a notice of sale can follow; it must be posted, published, and recorded at least 20 days before the sale. The sale is a public auction called a trustee’s sale. You can usually reinstate by catching up until five business days before the sale, and pay off the loan up to the sale itself. There is no right of redemption after a nonjudicial trustee’s sale. A sale can be postponed by the trustee, at the lender’s instruction, or by agreement; for one-to-four-unit homes, state law also allows limited 45-day postponements tied to a broker listing and a qualifying purchase agreement. Have the title company or an attorney confirm the sale date and payoff. If a trustee's sale is scheduled, tell us the date right away so we can try to close before it.

Can I call about an inherited house before every estate paper is ready?
Yes. You can start with the property address and the papers or timing details you have. Before closing, the title company needs to confirm the recorded ownership and who has authority to sign from the deed and relevant estate or court records.
Can I ask about selling a Vallejo house while a tenant still lives there?
Yes. Start with what you know about the lease, who lives in the house, access, any notices, and your timing. The lease and the actual occupancy details matter when the sale terms and next steps are discussed; do not assume that considering a sale settles what happens with a tenancy.
Can you review a house with a Vallejo code notice or major repairs?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Share the notice and its stated deadline when you ask about the property. The office that issued the notice can confirm what it requires and when; a sale conversation does not change a notice deadline.
Can I ask about selling a house with fire damage?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what you know about the damage, access, and timing. If you have an insurance or mortgage claim, confirm how its paperwork applies with your insurer, mortgage servicer, and closing professionals.
Can I ask about selling a house with liens or back taxes?
Yes. You can start with the property and any tax or lien notice you have. The title company and closing professionals confirm the actual payoffs and settlement treatment; the closing-cost promise does not pay your mortgage, liens, or back taxes.
Start with a question
You can call before you have everything figured out
Start with the address and what you know about the house, who lives there, and your timing. A deed, lease, estate paper, payoff record, lien notice, or sale notice can help answer the next question, but you can call before everything is gathered.

Local help
Need a Solano County recorded-property starting point?
Vallejo is in Solano County. For a question about a recorded deed or other official property document, start with the Solano County Recorder's official-records page. A recorded document is not a current payoff or a title-company review of a sale.
For a property-maintenance or vacant-property question, the City of Vallejo Code Enforcement page is another local office route. Check the actual notice and address with the office that handles it.
