Compare what you keep, not only the sale price
The useful comparison is what remains after the costs of each path. Repairs, commissions, cleanout, carrying costs, taxes, mortgage payoff, and liens can change the amount you keep. Use your own assumptions rather than treating a market average as a price for your house.

We have two ways to buy. Compare the Cash Offer and EZ Sale terms, then decide which written numbers fit your house.
Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Vineland seller questions, answered
How much will I keep if I sell my Vineland house for cash?
There is no one amount that fits every house. Compare the likely sale price with repairs, commissions, cleanout, carrying costs, taxes, mortgage payoff, liens, and the time you would carry the property. What remains after those costs is more useful than the headline price.
Can I sell my Vineland house as-is?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Start with the condition, access, occupancy, and timing you know; you do not have to complete repairs before asking about a sale.
How soon will I get a written cash offer?
We'll give you a written cash offer within 24 hours. Start with the property address and the condition, occupancy, and timing details you know.
What is the difference between a Cash Offer and EZ Sale?
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.
Can I read the offer and terms before deciding?
Written offer and written terms before you commit; title-company closing. Read the written price, responsibilities, timing, and property-specific costs before you decide.
What closing costs and transfer fees do you pay?
New Jersey charges a realty transfer fee when the deed is recorded. A separate graduated percent fee generally applies to a home sale over $1 million unless the transfer is exempt. When you sell to us, we pay the closing costs, including New Jersey's realty transfer fee and any applicable graduated percent fee. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate.
Can I sell my New Jersey house while it is in foreclosure?
Often, yes, if the sale closes before the sheriff’s sale. New Jersey foreclosures go through the courts. Before filing a foreclosure case, the lender must send a Notice of Intention to Foreclose; you then have 30 days to catch up on the debt or ask for mediation. After you are served with the complaint, you have 35 days to answer. If you do not answer or contest the case, it is treated as uncontested. In an uncontested residential foreclosure, the lender normally must give at least 14 calendar days’ notice before submitting proofs for final judgment, explaining how to get the amount needed to catch up. After final judgment, the sheriff sells the house at public auction. The sale must be advertised for at least four weeks, and the sheriff has 150 days from the writ of execution to hold it. You can ask the sheriff for two adjournments, each up to 30 calendar days. The lender can get two as well; one more is allowed if both sides agree, and a court can order more for good cause. After the sale, you generally have 10 days to redeem the house by paying the full amount due, including the judgment and sale costs. Free foreclosure mediation is available through the courts. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.
Can I ask about selling an inherited house before every estate paper is ready?
Yes. Start with the address and the papers you have. Before closing, the title company needs to confirm the recorded ownership and who has authority to sign from the deed and applicable estate or court records.
Can I sell a Vineland house while a tenant lives there?
Yes. We can review a tenant-occupied house. Share the lease, occupancy, access limits, notices, and your timing so those details can be included in the property review and written terms.
What if my house has a code notice or needs major repairs?
We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Share the city or county notice and any deadline so we can understand the property; ask the office that issued the notice about its requirements.
Can a house with liens or back taxes be reviewed?
Yes, the property can be reviewed. A sale does not establish every payoff or settle every balance: mortgage payoff, liens, back taxes, and your share of current property taxes are separate. Share the notices or payoff information you have; the title company can confirm the property-specific amounts and settlement treatment.
What should I have ready for a first conversation?
Start with the property address, what you know about its condition, who occupies it, and your timing. A deed, lease, estate paper, payoff statement, lien or tax notice, or court paper can help answer the next question, but you can call before you have everything gathered.

What sellers say about USA Home Buyers
Here's what sellers have said about working with us.
“After losing my job at ChristianaCare, I fell three months behind on my mortgage. The lender filed a complaint in NCC Superior Court — I had no idea Delaware foreclosure moved that fast. USA Home Buyers explained the judicial timeline, made a written offer the next morning, and we closed before the case progressed. I walked away with $38,000 instead of nothing.”
“The row home on Lancaster Avenue had foundation cracks that had been moving. We called an engineer and they said the back wall had shifted two inches and needed shoring — $48,000 estimate. No bank would finance a buyer with a structural issue like that. USA Home Buyers came out, made an offer two days later. Closed in thirteen days.”
“Seventy-one years old and my husband is in a nursing facility on Foulk Road. I needed to sell the house to cover his care costs. The whole situation is hard enough without adding a six-month listing process. USA Home Buyers were understanding and quick. Offer in twenty-four hours, closed in eight days.”
