It is based on the whole price: 1% over $1 million through $2 million, 2% over $2 million through $2.5 million, 2.5% over $2.5 million through $3 million, 3% over $3 million through $3.5 million, and 3.5% above $3.5 million. Some New Jersey residents who are 62 or older, blind or disabled may qualify for a reduced realty transfer fee on a one- or two-family home they own and live in; qualifying low- and moderate-income housing also gets the reduced rate. Some transfers are exempt.
