New Jersey charges the seller a realty transfer fee when the deed is recorded. For a sale of $350,000 or less, the fee uses rising rates by price band: $2 per $500 up to $150,000, $3.35 per $500 from $150,000 to $200,000, and $3.90 per $500 from $200,000 to $350,000. That works out to $600 on a $150,000 sale and $935 on a $200,000 sale. Above $350,000, a higher rate schedule applies to the whole price.

A home sale over $1 million may also have a separate graduated percent fee, unless the transfer is exempt. That percentage applies to the whole price: 1% over $1 million through $2 million, 2% over $2 million through $2.5 million, 2.5% over $2.5 million through $3 million, 3% over $3 million through $3.5 million, and 3.5% above $3.5 million. The property and transaction determine whether an exemption applies.
