New Jersey charges the seller a realty transfer fee when the deed is recorded. The standard fee is graduated by sale price and calculated for each $500: $2.00 per $500 up to $150,000, $3.35 per $500 from $150,000 to $200,000, and $3.90 per $500 from $200,000 to $350,000. Above $350,000, a higher schedule applies to the whole price. For example, the standard fee on a $200,000 sale is $935. Some transfers are exempt, and some sellers qualify for a reduced rate; check the New Jersey Division of Taxation for the rules that fit your transfer.
A separate graduated percent fee also applies to taxable home sales over $1 million unless exempt. It is based on the whole price: 1% from over $1 million through $2 million, 2% from over $2 million through $2.5 million, 2.5% from over $2.5 million through $3 million, 3% from over $3 million through $3.5 million, and 3.5% above $3.5 million.
