Money and choices

Compare what you keep, not just the sale price

Net proceeds are what remain after sale costs and property obligations. Compare the written price with repairs, cleanout, commissions, mortgage payoff, liens, back taxes, your share of current property taxes, and the time you carry the house. Those amounts are property-specific.

The calculator lets you change your own assumptions. It is an estimate, not a written offer.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Waldoboro seller questions, answered

Do I need to repair or clean out my Waldoboro house before selling to you?

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. Tell us what you know about the house as it sits; you do not need to start work before asking about a sale.

How soon can I get an offer, and when would the sale close?

We'll give you a written cash offer within 24 hours. You receive written offer terms before you commit, and the closing is handled by a title company. The offer timing is not a promised closing date for a particular house; the closing plan depends on the property's review, title, payoff, and the details of the sale.

What is the difference between a Cash Offer and EZ Sale?

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you. Cash Offer: USA Home Buyers buys directly, 30 days or less, at a lower price. EZ Sale goes to one of our partners, 60 days or less, at a higher price than the Cash Offer. Both have no repairs, no commissions, and no closing costs.

What costs come out of my sale proceeds in Maine?

Maine's real estate transfer tax is $2.20 for each $500 of value, or fraction of $500, and the law splits it evenly between seller and buyer. Since November 1, 2025, an additional $3.80 per $500 applies to the part of the value above $1,000,000. Exemptions can apply in some transfers. When you sell to us, we pay the closing costs, including the real estate transfer tax. That does not pay your mortgage, liens, back taxes, or your share of current property taxes; those remain separate.

Can I call before I have every paper together?

Yes. You can call with the property address if you have it, or begin with your question; you do not need every paper in hand. You receive a written offer and its terms before deciding whether to sell. If you choose to proceed, closing is through a title company.

Can a personal representative sell an inherited Maine house?

Often, yes, after the Probate Court appoints a personal representative and issues letters of appointment. A personal representative generally may sell estate land without a separate court order for each sale, unless the will or a court order limits that authority; a court-supervised estate can have added limits. The appointment letters, will, and any court order can affect who may sign.

Can I sell a Waldoboro rental house with tenants still living there?

Yes. A sale does not cancel a tenant’s rights: the buyer steps in as the new landlord, and a written lease stays in force for its term. Ending a month-to-month tenancy at will generally takes at least 30 days’ written notice; the sale itself is not a reason for shorter notice. By closing, the seller must either transfer the security deposit with an accounting and written notice to the tenant identifying the buyer and address, or return the deposit less lawful deductions.

Can I still sell if my Maine house is in foreclosure?

Often, yes, but the important deadline is the end of the redemption period, before the later public sale. Maine foreclosures go through court. For a home loan on the house you live in, the lender must first give written notice and at least 35 days to catch up. Once you are sued, if you live in a 1–4 unit home, you can ask for mediation through the court’s Foreclosure Diversion Program within 20 days after receiving the court papers. If mediation is scheduled, no final judgment can issue until the mediator’s report is done. If the court rules for the lender, the redemption period is usually 90 days from judgment to pay what the court says is owed. After that period ends, your right to pay off the loan ends; the lender then advertises a public sale held 30 to 45 days after the first ad. If the court has entered a foreclosure judgment, tell us the date right away so we can try to close before the redemption period ends.

What if the Town has sent a dangerous-building or code notice?

Maine law lets municipal officers declare a building dangerous after notice and a hearing, and an order can require work on or removal of the building. If the order is not followed, the town can arrange the work and recover its costs through a tax against the land or a lawsuit. We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us. A sale does not erase a town order or decide the amount owed.

What if the house has a mortgage, lien, or back taxes?

You can ask about a sale while those balances are being sorted out, but a sale does not automatically pay or erase them. Mortgage balances, liens, back taxes, and your share of current property taxes remain separate from the closing costs we pay and can affect what you keep.
