Cash Offer or EZ Sale: compare the written numbers
We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

What transfer taxes and closing costs apply to a New York house sale?
New York State real estate transfer tax is $2 for each $500 of the sale price, or part of $500, when the price exceeds $500. That is $400 on a $100,000 sale before any local tax or exemption. The seller normally pays this base tax, but the sale agreement can provide otherwise; local transfer taxes may add to it. A separate 1% mansion tax applies to residential sales of $1 million or more and is normally paid by the buyer. When you sell to us, we pay the closing costs, including New York State real estate transfer tax and any applicable local real estate transfer taxes. Mortgage balances, liens, back taxes, and your share of current property taxes are separate.
Can I sell while a New York mortgage foreclosure is underway?
A sale may still be possible before the foreclosure auction if the mortgage payoff and other closing obligations can be covered. New York foreclosures go through court, and a referee conducts the sale. After the auction, there is no right to buy the house back. If you live there and are in foreclosure or two or more months behind, New York's Home Equity Theft Prevention Act gives you 14 business days to cancel a sale to an investor. Stopping it by paying the lender requires the full amount owed, including applicable interest, fees and costs. Our agreement of sale will often get a foreclosure sale postponed so we can close. Signing alone doesn’t postpone it automatically; we use the agreement to ask for the postponement, and it works more often than people think.
Can I call before I have every document figured out?
Yes. Start with the property address, the question you are trying to answer, and what you know about the house and timing. You receive a written offer and written terms before you commit, and the closing is through a title company.
Is the Town of Wellsville the same as the Village of Wellsville?
No. Allegany County lists the Town of Wellsville and the Village of Wellsville separately. Check which municipality the property is in before relying on a town- or village-specific answer.

You can call before everything is figured out
Start with the property address, what you know about its condition and occupancy, and any timing or paperwork question on your mind. A notice, payoff statement, lease, or deed can help answer a follow-up, but you can call before you have everything together.
