The short answer

Compare the house you have with the work a listing would take

A direct as-is sale can spare you repairs and cleanout. A listing may bring a higher price, but you may take on preparation, showings, and more time carrying the house. Compare the written terms, costs, and timing before you decide.

List with an agent or sell on your own

A listing may bring a higher price. Compare that with repairs, cleanup, showings, agent commissions, buyer requests, and the bills you carry while waiting to close.

Sell directly to USA Home Buyers

We buy houses as-is, in any condition — no repairs, no cleaning, no cleanout required to sell to us.

No agent commissions when you sell to us. No fees. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate line items in the settlement math.

You get a written offer and written terms before you commit, and we close through a title company. Close as fast as 7 days when title and closing details allow.

Cash Offer or EZ Sale

The Cash Offer is a direct purchase. EZ Sale goes to one of our partners, so partner visits are part of that option. Compare both written numbers with a listing plan and choose what works for you.

Cash Offer or EZ Sale: compare the written numbers

We have two ways to buy. A Cash Offer is built for speed, condition, and tough situations — heavy repairs, tight timelines, difficult circumstances. EZ Sale is often the better fit when the house doesn't need major repairs and you want a higher number. Either way, you compare written numbers and you pick what works best for you.

Closing questions

Estate authority, foreclosure, tenants, and closing costs

Who can sell an inherited house?

The court-appointed personal representative — the person handling the estate — normally sells the house, not an heir acting alone. If the will gives the representative power to sell, the usual court steps don't apply. Otherwise, the representative petitions the court and gives interested people notice unless they waive it in writing. The court orders the sale, and the representative later reports it for approval. A homestead can be sold only as the court directs, and a surviving spouse may have the right to keep it. Iowa inheritance tax does not apply to deaths on or after January 1, 2025. If you need an estate attorney, we can help you find one.

What if a mortgage foreclosure is underway?

Iowa mortgage foreclosures generally go through court and can lead to a sheriff's sale. Before suing, most lenders must give the owner of an occupied one- or two-family home 30 days to cure the default and tell the owner about counseling and mediation. The first published sale notice must run at least four weeks before the sale. Some cases allow redemption after the sale, generally for one year, with shorter periods in some cases. A foreclosure without redemption for nonagricultural property has no right to redeem after the sheriff's sale. If a foreclosure sale is scheduled, tell us the date right away so we can try to close before it.

Can I sell with tenants in the house?

You don't always need to evict to sell to us. We buy houses with tenants in place — we've done it many times, including cash-for-keys when that works better for everyone. A sale does not by itself require the tenant to move. When your interest ends, you or your agent must transfer each deposit, minus lawful deductions, to the buyer and notify the tenant of the transfer and the buyer's name and address, or return the deposit to the tenant. If you transfer a deposit, the notice must include a stamped envelope addressed to the buyer; a tenant has 20 days to object to the transferred amount.

What transfer tax applies to an Iowa house sale?

Iowa real estate transfer tax is 80 cents for each $500, or fraction of $500, of the price above the first $500. The seller is normally liable by law. Some family, divorce, estate-distribution, and $500-or-less transfers are exempt. The Scott County Recorder collects the tax before recording the deed, and a declaration of value is filed when required. When you sell to us, we pay the closing costs, including Iowa real estate transfer tax. Your mortgage payoff, liens, back taxes, and share of current property taxes are separate line items in the settlement.
